Soft Washing in Shell Beach

On a Shell Beach bluff home the ocean facing wall and the sheltered street side want opposite treatments. One is loaded with salt and chalked paint, the other is the only elevation damp enough to be growing anything.

The wall facing the water is not the wall that is growing

Everyone assumes the ocean wall is the dirty one. It is certainly the loaded one, but what it is loaded with is salt and mineral, and it is also the driest wall on the house. Growth needs shade and standing moisture, and the seaward elevation of a Shell Beach bluff home gets neither. Sun hits it all afternoon and the onshore wind never leaves it alone. So the green and black film on these houses turns up on the inland elevations off Shell Beach Road, in the narrow side yard between neighbors, and anywhere the roofline blocks the wind.

That splits the job into two different pieces of work. On the sheltered side the point of a soft wash is the cleaning solution and the contact time it needs to kill what is growing. On the seaward wall there is very little to kill, and the point is dilution. Salt has to be taken into solution and carried off the building, which takes rinse volume rather than chemistry. Under rinsing that wall leaves salt sitting in the texture of the stucco, and because salt draws moisture out of the air, what you have left behind is a wall that stays damp under its own coating.

Wind sets the schedule. A solution needs to stay wet on the surface to do anything, and fifteen miles an hour of onshore breeze on an exposed bluff wall dries it before it works and carries the rest over the cliff edge. So the ocean elevation goes on in sections during the morning calm and gets rinsed before it flashes off. It matters where the drift lands too. Behind a lot of these houses is a public bluff trail with people on it, planting on the cliff edge, and a neighbor's view glass ten or fifteen feet away.

What changes in Shell Beach

  • The side yard gap is where it actually lives

Houses along Shell Beach Road sit close together, and the strip between two of them is shaded most of the day and completely out of the wind. That narrow gap holds damp when every other surface on the lot has dried, and it is reliably the greenest part of a bluff home. It is also the part nobody looks at, so it is usually the elevation that has gone furthest.

  • Seaward paint is already chalking

Years of full afternoon sun and salt leave the coating on an ocean facing Shell Beach wall chalked, so the surface gives up pigment when it is touched. A wash that is fine on a sheltered elevation can lift a visibly lighter patch on that wall. It gets a test area first, and the mix and the pressure come down before the whole face is committed to.

  • Rinse volume is most of the work on the ocean side

Salt is not lifted, it is diluted and carried away, and there is no shortcut. A rinse that would satisfy a house in Templeton leaves salt in the stucco texture of a Shell Beach bluff wall, and because salt keeps pulling moisture from the air, the wall you just cleaned holds damp behind the paint. More water, longer, is the whole answer here.

  • Drift on this bluff has somewhere public to land

The bluff trail and the park frontage run directly behind many of these homes, so overspray from a seaward wall does not just hit a fence line, it reaches a footpath, the cliff edge planting and the next house's view glass. On a bluff top lot that decides which hour a wall gets washed and which elevations are done together.

How often, here

The seaward wall of a Shell Beach bluff home is worth washing about once a year, and it is salt driving that number rather than growth. The sheltered elevations on the same house usually run eighteen months to two years, which is roughly the interval an inland property in Arroyo Grande or Templeton would sit at. Morro Bay is the outlier in the other direction and needs twelve to eighteen months on everything, because fog there keeps walls permanently damp and growth is the whole problem. Avila Beach, tucked into its cove with a headland taking the wind, gets far less direct salt than this bluff does. Two elevations of one Shell Beach house genuinely belong on two schedules.

The light literally shines brighter

Every word below is lifted straight from Corey's Google profile. Nothing written by us, nothing tidied up.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

The best!!! On time, very confident and considerate inside our home as well as outside. Corey and his son are very professional at what they do. 2 objectives we needed done. 1 very hard to reach interior skylight and our solar panels needed cleaning. We will definitely have them back on a yearly maintenance plan for sure.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

Does a house in Shell Beach need soft washing if there is no visible mold?
Usually yes, and the ocean facing wall is the reason. A bluff top home in Shell Beach takes airborne salt off the surf continuously, and salt is invisible on a light colored wall until it has built up enough to dull the finish. Because it keeps pulling moisture out of the air, an unwashed salt load leaves the wall damp beneath its own coating and works at the paint and the trim fixings the whole time. Waiting for something green to appear on the seaward elevation of a Shell Beach house means waiting for a thing that will not turn up there, because that wall is too windy and too sunny to grow it.
Why is the green growth on the back of my Shell Beach house instead of the ocean side?
Because growth needs shade and standing damp, and the seaward wall of a Shell Beach bluff home has neither. It gets full afternoon sun and constant onshore wind, so it dries within minutes of getting wet. The sheltered elevations behind the roofline off Shell Beach Road, and the narrow gap between two closely spaced houses, hold moisture for hours instead and that is where algae establishes. It surprises people, because the ocean wall is obviously the one taking the beating. It is taking a salt beating, not a biological one, and the two need different work.
Can soft washing damage the paint on an older Shell Beach bluff home?
Soft washing can damage older paint if the mix is wrong for the surface, which is why the seaward wall gets tested first. Coatings on ocean facing Shell Beach walls chalk under years of salt and direct afternoon sun, so the paint releases pigment when touched and an overly strong wash can leave a lighter patch on the wall people look at from the street. Crystal Clean A1 Window Services runs a test area on that elevation before committing to the whole face, and works at roughly garden hose pressure throughout. High pressure on a chalked bluff wall is destructive, and Corey Byler will decline to do it.
How do you schedule a house wash in Shell Beach around the wind?
Early, and in sections. The onshore wind along the Shell Beach bluff builds through the day, and a cleaning solution has to stay wet on the wall to work. On an exposed seaward elevation a strong breeze dries it before it has done anything and carries the rest of it toward the bluff trail, the cliff edge planting and the neighbor's view glass. So Crystal Clean A1 Window Services works the ocean wall in the morning calm, panel by panel, rinsing each section before it flashes off, and saves the sheltered street side for the afternoon when the wind no longer reaches it.
