Neither one is dirt, so neither one comes off the way dirt does.
Most of the rust we get called out to came out of a sprinkler. Wells inland around Paso Robles, Creston, Templeton and the ranch land out toward Santa Maria carry iron, and a head throwing onto a stucco wall or the edge of a slab lays a thin film of that water down every single cycle. The sun dries it before eight in the morning, the iron oxidises, and the next cycle puts more on top of it. Run that from May to November with no rain to rinse anything and you get an orange fan on the wall that maps exactly where the head points.
The rest of it comes from something sitting on the surface. Iron based lawn fertiliser thrown wide by a spreader lands on the walkway, the irrigation wets each granule, and every one of them leaves a freckle that no amount of scrubbing takes off. Metal furniture, planters and barbecue legs rust from underneath on coastal properties in Cayucos, Morro Bay, Los Osos and Cambria, because the fog holds damp under the feet long after the rest of the patio has dried, and each foot prints a ring. A car battery on a garage slab leaves a rectangle of acid and iron.
Graffiti is a different problem with a clock on it. Paint on a sealed roll up door is sitting on the coating and lifts cleanly. The same tag on unsealed stucco or a block wall soaks in, because the carrier wicks into the pores while the pigment sits on top, and full sun through a rainless summer cures it in place. Hit it in the first few days and it comes off. Leave it three weeks on a Highway 101 frontage or a back alley wall in San Luis Obispo or Paso Robles and you are into shadow removal, which costs more and sometimes ends at a paint brush.
How the job actually runs

We find out what the stain is and what it is on
Irrigation rust, fertiliser freckling and battery staining all look orange and none of them behave the same. Neither does the surface under them: sealed concrete, raw stucco, split face block and a powder coated roll up door all react differently. We test a small patch somewhere low before we commit to anything.
Rust comes off with chemistry, not pressure
Rust is a chemical bond to the surface, so a rust specific cleaner goes on, dwells, gets agitated and gets rinsed, sometimes two or three rounds. Pressure does not touch the iron. What it does is cut the concrete around the stain, so you end up with a clean bright halo and the orange still sitting in the middle.
Graffiti gets matched to the surface, not blasted off it
A gel remover on a sealed door, a gentler product and a longer dwell on porous stucco. The paint gets released and lifted rather than driven off with pressure, because blasting stucco takes the texture with it and leaves a smooth ghost in the shape of the tag that never goes away.
Everything around the work gets covered, and the runoff gets planned
Rust products stain anodized aluminum and burn planting. Graffiti removers mark asphalt and soften some coatings. Glass, trim and plants get covered or wet down first, and on a commercial lot we work out where the rinse water goes before it reaches a storm drain, not after.

What we do not do
Worth saying plainly, so nobody is waiting on something we were never going to do.
- Painting. Where a tag has gone too far into raw stucco to lift, we tell you and a painter finishes it.
- Anti graffiti coatings and sealers. We take the tag off, somebody else coats the wall.
- Sandblasting or media blasting. It strips the texture off stucco and leaves a permanent smooth patch shaped like the tag, so we do not do it.
- Sprinkler adjustment. We point out the head putting iron water on your wall, a landscaper turns it.
- General dirt, algae and road film on the same wall. That is house washing or pressure washing, and we are glad to quote it on the same visit.

What rust and graffiti removal costs around here
Central Coast market rates for graffiti removal generally run somewhere around $1 to $4 per square foot, with most single tag call outs landing between $150 and $400, because the setup costs about the same whether the tag is small or not. Rust work is normally priced off the affected area rather than the whole wall, commonly $150 to $500 for a residential job. Those are regional ranges to set expectations, not our quote. What the surface is
A sealed roll up door or a good paint film releases the tag and cleans up fast. Raw stucco, split face block and bare masonry are porous, so the same tag is slower work and a smaller promise.
How long it has been sitting
This is the biggest swing on graffiti. Days is straightforward, weeks is slow, months is shadow removal. On rust it is irrigation seasons: one summer of overspray lifts, six years of it takes repeat rounds.
The stained area, not the wall
Rust is usually one fan under a head or a few feet of walkway, so the quote follows the stain. It only becomes a wall sized job when the whole elevation has to match afterwards.
Height and access
A tag at eye level on an alley wall is one thing. A parapet, the top of a two story elevation or something needing a lift is another, and lift time is real time.
Containment and where the water ends up
Planting right against the wall, a customer walkway, asphalt below, or a storm drain in the middle of the lot all mean covering, containing and rinsing, and that is setup before any work starts.
