Sand that lands wet does not blow away again

Oceano gets salt like the rest of the coast, plus dune sand and a damp that holds late. That combination is harder on a house than salt on its own.

Oceano sits at the bottom of the county's beach towns, flat and low, with the Oceano Dunes on one side and the lagoon on the other. This is the town the dunes are named for, so the sand does not arrive here after traveling a mile inland. It starts here. Pier Avenue runs straight out onto the sand, vehicles use that entrance all day in season, and the ground never rises enough to slow any of it down. Cleaning glass in Oceano means dealing with sand first and everything else second.

Dune sand is fine, hard and angular, and it is harder than the glass it lands on. It has to be flooded off a pane with water before anything touches it, top down, until the run off comes clean. Wipe it first and you grind a permanent haze into the window. What makes Oceano harder than the towns up the coast is the damp. Sand that lands on a dry inland wall blows off again. Sand that lands here gets wet in the fog and sets in the tracks, the sills and the screens.

The housing here is not like Shell Beach or Pismo. Oceano has a lot of mobile home parks and older modest stock sitting alongside newer builds, which means thin metal siding, metal awnings, carport roofs and original aluminum sliders, none of which want a pressure washer held close. Sitting low next to Oceano Lagoon, the ground stays damp and the fog holds into the afternoon more days than it does a mile up the hill, so north walls, fences and walkways go green. Commercial work here is close in too, along Highway 1 near the Great American Melodrama and the old train depot.

What Oceano does to a property

None of this is generic. These are the problems that show up here and not necessarily ten miles down the road.

  • The dune field starts at the edge of town

    Grover Beach and Pismo are downwind of the dunes. Oceano is in them. Pier Avenue runs straight onto the sand and vehicles use that entrance through the season, so grit gets thrown into the air on still days as well as windy ones. Sand load on glass here is heavier than anywhere else we work, and it does not stop for the weather.

  • Wet sand sets, dry sand blows away

    Salt on its own is a rinse job. Sand on its own mostly blows off again. Oceano gets both, plus damp off the lagoon and a fog that holds late, and wet sand does not move. It packs into bottom tracks, sills and screen mesh and sets there. Cleaning the glass without flushing that out first just drags the slurry back down the pane.

  • Mobile home parks need low pressure, not high

    A large share of Oceano homes are manufactured, with thin metal or vinyl siding, metal awnings and carport roofs. That skin dents, and water forced behind a seam or a window flange has nowhere good to go. These get soft washed at low pressure, not blasted. It is a different setup from the stucco tract houses on the Grover Beach grid, and we bring the right one.

  • Low ground by the lagoon stays wet

    Oceano sits at sea level next to Oceano Lagoon, and that corner of the county holds moisture. Fog burns off later here than a mile inland, and shaded north walls, fence boards and concrete walkways barely get a chance to dry between marine mornings. That is why algae and black mold show up on siding and slabs here while the same house in Arroyo Grande stays clean.

Oceano questions

How often should windows be cleaned in Oceano?
Three to four times a year suits most Oceano homes, which is more often than we would suggest in Arroyo Grande, Paso Robles or Atascadero. Oceano sits right against the Oceano Dunes in San Luis Obispo County, so glass here gets fine blown sand on top of the usual coastal salt, and the low damp ground means that sand sits wet on the pane instead of blowing off again. Homes closest to Pier Avenue and the dune entrance often want four visits a year. Further back toward Halcyon Road, three is usually plenty. Tracks and screens are worth flushing at every visit either way.
Why does sand keep building up in my window tracks and screens?
Because dune sand in Oceano lands wet and stays put. Fine sand blows in off the Oceano Dunes, the marine damp off the lagoon wets it down, and the salt in the air turns it into a paste that packs the bottom track of an aluminum slider and clogs the mesh of a screen. It also blocks the weep holes, so water backs up in the frame. Brushing it dry is the wrong move, because sand is harder than glass and grinds a haze into the pane. Tracks, sills and screens get flushed out with water first, then the glass gets cleaned.
Do you wash mobile and manufactured homes in Oceano?
Yes. Oceano has a lot of mobile home parks, and those homes get soft washed rather than pressure washed. Manufactured siding is thin metal or vinyl, the awnings and carport roofs dent, and high pressure aimed at a seam or a window flange pushes water somewhere it should not go. Soft washing uses low pressure and lets the cleaning solution do the work on the sand film, algae and salt. We also clean the windows, the tracks and the skirting line while we are there. Why does green algae and mold keep coming back on the shaded side of my house?
In Oceano it is the damp. The town sits at sea level beside Oceano Lagoon, the fog holds later here than it does a mile inland, and a north facing wall, a fence or a shaded concrete walkway can go weeks without ever drying out fully. Algae and black mold take hold in that, and they come back because the conditions come back. Soft washing removes the growth at the root rather than just knocking the color off, which is what a pressure washer does. Expect to have it done yearly here. Shaded walls near the lagoon sometimes want it more often than that.
