That difference is why a new build cannot wait for its first clean.

Construction dust is not house dust. It is cement, lime off the stucco crew, drywall compound, cut tile and sawn wood, and those particles are angular instead of round. Stucco goes on nearly every new build and remodel from Santa Maria to Paso Robles, and the scratch coat throws a fine lime slurry that lands on whatever is downwind, usually the glass right below it. Mortar off a clay tile roof does the same thing. That material is alkaline, and alkaline is the part that matters.

Dry dust sitting on a pane is a nuisance. Wet it and it turns into a mild caustic that works on the glass surface itself. On the coast in Los Osos, Morro Bay and Cambria the marine layer wets every window on the site overnight and the sun bakes it dry by ten, so the cycle runs twice a day. Inland the summers go rainless from May to November, so the dust just sits and reloads, and then somebody hoses the panes with hard well water and you have a second problem on the same glass. The other risk is mechanical. Those angular particles are harder than glass, so a rag, a squeegee or a dry razor blade dragged across a dusty new pane cuts it. Tempered glass makes it worse, because panes can leave the furnace with fine debris fused to the surface, and a blade run over that leaves a line the length of the window. On a custom build out past Templeton or Creston a single fixed pane can take weeks to reorder, and a scratch found at the final walkthrough lands on the GC, not on whoever wiped it.

How the job actually runs

  1. We schedule backwards from your walkthrough date

    Give us the handover date and we work back from it. On most jobs that means one pass once the stucco and painters are done, then a final clean in the last few days. We run Monday to Saturday, 7:00 AM to 6:00 PM, which covers a Friday finish before a Monday walkthrough.

  2. Labels, tape and hard debris come off dry

    Manufacturer stickers, blue tape and plastic film get pulled before any water goes on, and baked on adhesive gets softened rather than picked at. Tracks, sills and weep holes get cleared while they are still dry, because flooding drywall dust and stucco fines turns them into a paste that sets in the corners.

  3. A test scrape before any blade touches a pane

    New glass gets a small scrape in one bottom corner first to see how it behaves. Tempered panes can carry debris from the furnace that a blade will drag the full length of the window. Blades only go on wet glass, in one direction, never on tinted film or a coated interior surface.

  4. The grit gets floated off, not wiped off

    Every pane is soaked and flushed before anything touches it, so the abrasive material lifts and runs off instead of being dragged across new glass. Water fed poles reach upper stories with nothing leaning on fresh stucco or new gutters. Ladders and lifts where the building needs them.

  5. We walk it with the super or the owner

    Every job ends with a walk around before we pack up, and anything you are not happy with is put right there and then. On a handover that matters more than usual, because it is the difference between a clean pane and a line item on the punch list.

What we do not do

Worth saying plainly, so nobody is waiting on something we were never going to do.

  • Debris haul away, dumpster loading and lot sweeping. That belongs to the site cleanup crew.
  • Interior final clean: floors, cabinets, appliances and bathrooms. We are an exterior cleaning company and glass is our end of it.
  • Glass replacement. Panes that arrived scratched or chipped get pointed out to you before we start, in writing if you want it, and a glazier fixes them.
  • Screen repair or rescreening. We will tell you which frames got bent during the build, but somebody else does that work.
  • Paint, caulk or stucco touch up. We flag what we find, your trades come back for it.

What post construction cleanup costs around here

This runs higher than a routine clean because most panes need scraping rather than washing. Central Coast market rates for a final construction clean generally land between $10 and $25 per pane, with most new single story homes somewhere between $300 and $700 and two story work above that. Whole building jobs are commonly bid around $0.20 to $0.50 per square foot. Those are regional ranges to set expectations, not our quote. Send an address, a pane count and the walkthrough date and you get a real number.

  • One visit or a rough pass plus a final

    Two visits cost more than one, and usually less than a single visit fighting cured mortar. It depends on whether the glass is still exposed to the stucco and paint trades after we leave.

  • What is actually on the glass

    Dust alone washes off. Stucco splatter, mortar, grout haze, paint overspray and silicone smears get scraped pane by pane. That is the difference between two minutes and half an hour on one window.

  • How long it has been sitting

    A pane cleaned the week the scaffold comes down is a wash. The same pane after a rainless Paso Robles summer of harvest dust settling onto cured splatter is closer to a restoration.

  • Pane count and how high the glass is

    Big fixed picture windows, second and third stories, and whether a water fed pole reaches or the elevation needs a lift. That is the biggest single swing on most bids.

  • Site conditions on the day

    Bare grade and mud, no water or power on site, scaffolding still standing, other trades working the same elevation, gate access and lockup all add time to a construction site that a finished property does not.

  • How much beyond the glass

    Glass only is one number. Taking in the building exterior and the new flatwork is another, and those are usually quoted alongside rather than folded in.

What is post construction cleanup and how is it different from a normal clean?
Post construction cleanup is the clean that gets a new build or remodel ready to hand over, and the difference is what is stuck to the surfaces. A normal window clean removes dust, salt film and road grime, all of which wash off. A construction clean removes material that has bonded to the glass: stucco splatter, mortar, grout haze, paint overspray, silicone smears, adhesive from manufacturer labels and tape residue. Most of that has to be scraped off wet, pane by pane, with a fresh blade, after the window has been flooded so loose grit cannot be dragged across it. It is a slower job than a wash and it is priced as one.
When during a build should the windows and exterior be cleaned?
After the trades that make the mess are finished, and close enough to handover that the glass is still clean when somebody inspects it. In practice that means after stucco, after paint, after the roof is on and after interior floors go in. Cleaning before those trades finish means paying for it twice. On most jobs the sensible plan is a rough pass once the scaffold comes down and a final clean in the last week before the walkthrough. Can stucco, mortar and paint be scraped off new windows without scratching them?
Yes, when it is done wet and in the right order. No, when somebody takes a dry blade to a dusty pane. Construction dust is angular and harder than glass, so the first step is flooding the window until that grit floats off rather than being dragged.
