Most of this coast gets a break from one or the other. Morro Bay gets neither.

Morro Bay gets more fog than anywhere else we work, and it does not behave the way fog does ten miles inland. In San Luis Obispo the marine layer lifts by ten or eleven and the afternoon turns hot. Here it can sit on the town all day, gray at noon and still gray at three, with the Rock and the mouth of the bay feeding it. That means surfaces stay damp for days at a stretch. Glass, stucco, north walls, roof slopes. Nothing gets the long dry spell that burns growth off.

Then there is the salt, and in Morro Bay it is not a winter thing or a storm thing. The onshore wind comes off open water every day of the year and carries it straight into town. Inland, that haze lands dry and comes off easy. Here it lands on something that is already wet and stays wet, so it never sets and never rinses. It goes back into solution overnight and dries into the same pane again the next day. That is why Morro Bay glass clouds over in a way a homeowner in Templeton would not recognize.

The shape of the town decides the rest of the job. Houses climb the hill facing the water, so a lot of what we do is second and third story work, and the biggest glass always points west at the bay because that view is the reason people bought. Down at sea level the Embarcadero is a working fishing harbor, not a boardwalk. Waterfront glass takes gull mess, exhaust film off the boats and spray off the bay, and it shows again by mid morning.

What Morro Bay does to a property

None of this is generic. These are the problems that show up here and not necessarily ten miles down the road.

  • Fog all day means the salt never dries

    Ten miles inland the marine layer is gone by eleven. Here it can hold from dawn to dusk, so the salt that blows in lands on a surface that is already damp and never sets into a film you can wipe away. It redissolves overnight and dries back into the glass. It also collects in tracks and around aluminum frames, so we do those, not just the pane.

  • Black growth on north walls, faster than anywhere else

    A north facing wall in Morro Bay can go weeks without an hour of direct sun. Algae and the black staining that comes with it take hold here quicker than any town in the county, on stucco, on siding, on north roof slopes and on the shaded side of a fence. Pressure will not fix that, it just drives it in. Soft washing kills the growth at the root.

  • Three story view elevations on the hill

    Homes climb the hill above the bay, which puts the best glass two and three floors up on the downhill side, facing west at the water. That is the window people bought the house for and the hardest one to reach. Water fed poles do most of it from the ground. Where a lift is the right answer we bring one rather than improvise footing on a slope.

  • The Embarcadero is a working harbor, not a boardwalk

    Commercial glass on the waterfront deals with things no storefront inland sees. Gull mess, which is acidic and will etch if it sits. Diesel and exhaust film off the boats. Salt spray off the bay on a windy afternoon. That is route work, not a once a year clean, and we do it early so nobody is stepping around a bucket at opening.

Morro Bay questions

How often should windows be cleaned in Morro Bay?
Three to four times a year suits most Morro Bay homes, which is more often than almost anywhere else in San Luis Obispo County. Two things drive that. The salt load here is constant rather than seasonal, because the onshore wind comes off open water every day of the year. And the fog can sit on the town all day, so glass never gets the long dry spell that inland towns get. San Luis Obispo, ten miles up the valley, is usually fine on two or three cleans a year. Paso Robles and Templeton can often go twice. If your glass faces west at the bay, or you are up the hill catching the full wind, plan on four.
Why does black growth keep coming back on the north side of my house?
Because in Morro Bay a north facing wall can go weeks without an hour of direct sun, and fog keeps it damp for most of that time. Algae and the black staining that comes with it need moisture and shade, and this town supplies both nearly year round. It appears on stucco, siding, north roof slopes and shaded fences faster here than in any other town in San Luis Obispo County. Pressure washing does not solve it. Blasting strips the surface color and leaves the growth behind, so it returns within weeks, and the pressure can force water into siding. Soft washing is the right tool because it kills the growth instead of scraping the top off it.
Can you reach the upper windows on a three story house above the bay?
Yes, and that is normal work in Morro Bay, where houses climb the hill and the big view glass is usually two or three floors up on the downhill side.
