Soft Washing in Morro Bay

Morro Bay is the hardest soft washing town in the county, and it is the fog rather than the salt that does it. Surfaces here rarely get a full day to dry out.

Fog that never lifts is what makes this town different

Most of the coast gets a marine layer that burns off by mid morning. Morro Bay frequently does not. The fog can sit against the hill all day while San Luis Obispo, ten miles inland, has been clear since ten. That single fact changes soft washing here more than the salt does, and it is why a house in Morro Bay grows back faster than an identical house in Pismo.

Growth needs moisture and time. On the open coast a wall gets wet overnight and dries by noon, so the organism spends half its day dormant. On a north facing wall in Morro Bay in June it may not properly dry for a week. That is not a slightly worse version of the same problem, it is a different growth rate, and treating it on the same cycle you would use inland is how people end up disappointed six months later.

It also changes the work itself. A soft wash solution needs dwell time on the surface, and dwell time behaves differently when the surface is already damp and the air will not take up any more moisture. Rinse timing shifts, and so does the choice of day. A still, foggy morning is a worse day to treat a north wall than a breezy afternoon, even though the breezy afternoon feels less convenient.

What changes in Morro Bay

  • The bay side and the hill behave differently

Properties down near the Embarcadero and the estuary sit in the damp longer than the ones up the hill, which catch more wind and clear earlier. Two houses four streets apart genuinely want different treatment intervals, and quoting them the same is how one of them looks wrong by the following winter.

  • Salt in the mix changes what stays wet

Airborne salt is hygroscopic, so it pulls moisture out of the air and holds it against the surface. In a town where the air is already saturated most mornings, that turns a salted wall into a permanently damp one. It is the combination that does the damage here, not either part on its own.

  • North elevations are a separate job

On most Central Coast properties the north wall is a bit worse. In Morro Bay it is frequently the only wall that needs doing, and it can need doing twice as often as the other three. We will tell you when the honest answer is to treat one elevation now rather than sell you a whole house wash.

  • Wind off the water limits what can be sprayed when

Applying a cleaning solution on an exposed elevation in an onshore wind means overspray onto whatever is downwind, including a neighbor's car in a town where lots are tight. That is a real scheduling constraint here in a way it is not in Templeton, and it sometimes decides which day the job happens.

How often, here

Most Morro Bay homes want soft washing every twelve to eighteen months, where an inland property on the same construction would stretch to two or three years. North facing walls, anything shaded by a neighboring building, and properties down toward the estuary sit at the short end of that. If the growth is back within six months, the treatment did not kill it, it only bleached it, and that is worth saying to whoever did the work.

The light literally shines brighter

Every word below is lifted straight from Corey's Google profile. Nothing written by us, nothing tidied up.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

The best!!! On time, very confident and considerate inside our home as well as outside. Corey and his son are very professional at what they do. 2 objectives we needed done. 1 very hard to reach interior skylight and our solar panels needed cleaning. We will definitely have them back on a yearly maintenance plan for sure.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Corey has cleaned probably close to 20 houses of windows and solar panels and a driveway or two. I have always been more than satisfied with the work and he always goes above and beyond for a fair price.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

How often does a house in Morro Bay need soft washing?
Every twelve to eighteen months for most Morro Bay homes, which is roughly twice as often as a comparable house inland around Paso Robles or Atascadero. The reason is fog rather than salt. Morro Bay frequently holds its marine layer all day when towns ten miles inland have been clear since mid morning, so walls never get a full drying cycle and organic growth stays active far longer. North facing elevations and properties near the estuary sit at the shorter end. Crystal Clean A1 Window Services covers Morro Bay from San Luis Obispo, on (805) 952-5718.
Why does mold keep coming back on my Morro Bay house?
Usually one of two reasons. Either the surface was bleached rather than treated, so the stain vanished while the organism survived in the pores and regrew, or the treatment was correct and Morro Bay's conditions are simply aggressive. This town holds fog against a wall for days at a stretch, and airborne salt is hygroscopic so it pulls yet more moisture out of the air and holds it there. If growth is back within six months of a wash, that points at the first reason. Crystal Clean A1 Window Services can tell you which it is from looking at the pattern of regrowth.
Can you soft wash a house in Morro Bay when it is foggy?
Soft washing in Morro Bay fog can be done, but a still foggy morning is one of the worse conditions for it, because the solution needs a period of dwell on the surface and the air is already saturated so nothing is drawing moisture off. A breezy afternoon usually gives a better result even though it feels less convenient. Onshore wind brings its own constraint, since overspray drifts onto whatever is downwind and Morro Bay lots are tight. Crystal Clean A1 Window Services schedules around both rather than just turning up.
Is soft washing safe on the older homes up the hill in Morro Bay?
Yes, and it is the only method that is. Soft washing runs at roughly garden hose pressure and does the work with the cleaning solution rather than force, so it does not drive water behind lap siding or strip aging paint the way a pressure washer will. On older Morro Bay stock, much of which has taken decades of salt air, high pressure is genuinely destructive. Crystal Clean A1 Window Services will decline to pressure wash a wall or a roof whoever asks. Call (805) 952-5718.
