Soft Washing in San Luis Obispo

A wall in San Luis Obispo gets wet and gets dry again every day of the summer, and no rain is involved in any of it. Both halves decide what grows here, and the half anybody actually looks at is the dry one.

Two hundred wettings a year, and no rain in any of them

Ten miles up the valley from the water, this town takes the marine layer most nights and a hot clear afternoon on top of it. For a wall that means two events every twenty four hours rather than one. It goes wet somewhere before dawn and it is dry again by early afternoon, and it does that from May through October without a drop of rain landing on any of it. Count them across a year and a San Luis Obispo wall has been through two hundred and more of those transitions, none of which an owner would ever describe as weather.

The awkward part is that nobody sees the wet half. Estimators walk properties in the middle of the day, owners look at their own houses coming home in the afternoon, and photographs get taken in good light. All of those land in the same four hours, which are the four hours a San Luis Obispo wall is at the dry end of its own cycle and looking its best. Growth that is genuinely established reads as a faint shadow on a dry wall and as an obvious dark patch on a wet one, so the same elevation gives two different answers depending on the hour somebody stood in front of it.

Where the cycle does not complete, the growth stays. Most of this town gets both halves cleanly, so organic growth never establishes across a whole envelope and instead concentrates in strips. A house cut into the slope on the Terrace, along Ferrini or above Foothill finishes with one elevation standing a few feet off a retaining bank, hill on one side, wall on the other and no direct sun on the gap at any hour. That strip takes the wetting every night and never gets the drying, so it runs continuously while the other three sides of the same building are switching off every afternoon.

What changes in San Luis Obispo

  • Walk the wall before eight, not after lunch

An owner deciding whether a San Luis Obispo house needs doing should look at it early. Established growth is dark and obvious on a wall still carrying overnight water and almost invisible on the same wall four hours later. The afternoon version of that elevation is the one everybody has already seen, which is why houses here get left a year longer than they should.

  • Every wall has its own window and they do not line up

On a San Luis Obispo house each elevation opens and closes at a different hour. The east wall dries at first light and is back in shade by two, so it is workable through most of the day. The west wall holds its overnight water until mid morning and warms hard an hour or two after that, which leaves it a narrow slot in the middle and nothing either side of it.

  • On a hillside street the drift leaves your property

Solution applied on the Terrace or along Ferrini does not settle on your own lawn. It carries over the downhill boundary and comes down on whatever is parked below, so a breeze that would be irrelevant on a flat lot decides which wall gets started. The first question on one of these jobs is which way the air is moving, not which wall looks worst.

  • A rainless summer is not a dry summer for a wall

Owners assume nothing happens to a house between the last storm in April and the first one in November. In San Luis Obispo the wall is being wetted right through that stretch, every night the layer comes up the valley, so growth in a shaded strip does its year's work in the months an owner has written off as dry. That gap is why regrowth surprises people.

How often, here

Most of a San Luis Obispo house holds for two to three years between soft washes, against twelve to eighteen months for a Morro Bay property, because fog there never lets a wall finish the drying half and the afternoon here does. Creston is the far end of the same argument, with no fog and effectively no humidity from May to October, so a wall out that way can go five months without a wetting event at all. The exception in this town is the strip against a cut bank. It wants that same twelve to eighteen months even though the other three sides of the building do not, which is why an interval quoted for a whole house here is usually two answers pretending to be one.

The light literally shines brighter

Every word below is lifted straight from Corey's Google profile. Nothing written by us, nothing tidied up.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

The best!!! On time, very confident and considerate inside our home as well as outside. Corey and his son are very professional at what they do. 2 objectives we needed done. 1 very hard to reach interior skylight and our solar panels needed cleaning. We will definitely have them back on a yearly maintenance plan for sure.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Corey has cleaned probably close to 20 houses of windows and solar panels and a driveway or two. I have always been more than satisfied with the work and he always goes above and beyond for a fair price.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

How often does a house in San Luis Obispo need soft washing?
Two to three years for most of a San Luis Obispo house. The reason is that a wall here gets a genuine drying half to its day, every day, which is enough to stop organic growth establishing across a whole envelope. The exception is any elevation that never gets one, such as a wall standing a few feet off a hillside cut bank, and that strip wants treating every twelve to eighteen months on a schedule of its own. Quoting a San Luis Obispo house as one number on one interval usually means one of those two answers is wrong, and Corey Byler will tell you which.
Why is only one wall of my San Luis Obispo house going green?
Because San Luis Obispo hands most of a house a drying cycle every afternoon, and growth only survives where that drying does not reach. On the hillside lots above Foothill and on the Terrace, houses are cut into the slope and one elevation ends up a few feet from a retaining bank, with no direct sun on it at any point in the day and almost no air moving through the gap. That strip stays damp from one morning marine layer through to the next while the other three sides are bone dry by two. Corey Byler will often recommend treating that single elevation rather than washing three sides that do not need it.
Why does my San Luis Obispo house look worse in the morning than in the afternoon?
Wet growth is dark and dry growth is faint, and a San Luis Obispo wall spends the two halves of its day in those two states. The marine layer wets the surface overnight, the afternoon takes that water back off, and the same patch of algae reads as an obvious dark band at seven and as a shadow you have to look for at two. Neither view is a trick. The morning one is simply the honest one, which is why Crystal Clean A1 Window Services would rather walk a San Luis Obispo property early than quote it off an afternoon look.
Will soft washing overspray drift onto my neighbor's property in San Luis Obispo?
Overspray on a San Luis Obispo hillside street travels further than it would on a flat lot, and on the Terrace or along Ferrini it does not stay on the property it came from. Anything that drifts goes over the downhill boundary and lands on cars and planting below, which is why the exposed elevations get worked during the calm part of the morning rather than whenever the van happens to arrive. Crystal Clean A1 Window Services will move a wall to another day rather than treat it in air that is carrying solution across a boundary, and Corey Byler makes that call standing on the lot rather than off a schedule.
