Pismo Beach faces open ocean. There is no headland upwind, no bay, nothing between the water and your windows but a wide flat beach. The onshore wind comes in most afternoons and it carries salt as spray, not as haze, so it hits the glass with some force behind it and dries there. Add the fine sand it picks up off the beach and you get a film that is part mineral and part grit. That is why glass here needs cleaning far more often than anything ten miles inland.

The town is built on two levels and both of them get it. Downtown sits right at the sand around the pier and Pomeroy, so storefront glass picks up salt, foot traffic and blown sand all at once. Up on the bluff tops, Price Street runs a long line of hotels, motels and vacation properties with ocean facing windows on every floor. That is a big share of our commercial work here. We handle the exterior side of those buildings, the glass, the walls and the walkways. We do not do turnover cleaning.

Two more things are particular to Pismo. Highway 101 runs straight through the middle of town, so anything fronting the freeway or Dolliver Street carries road film, brake dust and tire grit on top of the salt. And the eucalyptus. The grove off Highway 1 where the monarchs winter is the well known stand, but eucalyptus is all over this town, and it sheds year round. Long strips of bark, hard seed caps and oily leaves. It fills gutters faster than any pine or oak we deal with up in North County.

What Pismo Beach does to a property

None of this is generic. These are the problems that show up here and not necessarily ten miles down the road.

  • Wind driven salt, not just salt air

    Every coastal town on this list gets salt. Pismo gets it thrown. The beach here is wide, flat and open to the west with no point or bluff upwind to break the onshore wind, so spray carries inland as droplets and dries on the pane instead of settling as haze. Sand comes with it. West facing glass in Pismo clouds over in weeks, not months.

  • Price Street lodging has to look right every day

    The bluff top hotels and motels along Price Street are occupied most of the year, so their glass is judged by a guest standing at the window on the day they arrive. That means short, regular visits rather than one annual clean, worked around check out so nobody is looking at a pole while they pack. We do the outside of those buildings only.

  • Road film off the 101 and Dolliver Street

    Highway 101 does not go around Pismo Beach, it goes through it. Anything with a view of the freeway, and the businesses along Dolliver Street where Highway 1 comes in, collects a gray film of brake dust and tire rubber that plain water will not shift. It sits on top of the salt and sets hard. Grover Beach and Oceano sit off the freeway. This town does not.

  • Eucalyptus in the gutters year round

    The eucalyptus stands around North Beach, Pismo Creek and the monarch grove drop bark in long strips, hard seed caps and leaves that hold oil. It is not a fall cleanup like an oak. It runs all year, and the strips knit into a mat that blocks a downspout completely while the gutter itself still looks open from the ground. We clear them by hand and flush the line.

How often should windows be cleaned in Pismo Beach?
Three to four times a year for most Pismo Beach homes, and quarterly if the windows face west. Pismo sits on open coast with a wide flat beach and nothing upwind to break the onshore wind, so salt arrives as driven spray rather than the light haze that towns like San Luis Obispo or Arroyo Grande get ten miles inland. It dries on the pane and picks up blown sand with it. Ocean facing glass in Pismo will visibly cloud in a matter of weeks. Hotels, motels and storefronts near the pier usually need a short regular visit instead, often monthly.
Do you clean hotels, motels and vacation properties in Pismo Beach?
Yes, exterior work on all of them. That covers window cleaning, house and building washing, soft washing on painted surfaces, roof and gutter cleaning, and pressure washing on walkways, stairs and parking areas. Price Street and the bluff top lodging is a large part of what Crystal Clean A1 does in Pismo Beach. Can salt spray leave permanent marks on windows?
Salt spray can mark glass permanently if it is left long enough. The salt and the minerals in it sit on the glass, and repeated wetting and drying from fog and spray works them into the surface. Early on it wipes off with a normal clean. Left for years it becomes a haze that a squeegee will not touch, and at that point it needs hard water and mineral stain removal, which is a separate restorative process rather than a wash. Past a certain depth the glass is etched and nobody can bring it back. On open coast at Pismo Beach that is a real risk on west facing windows that go untouched for several years.
Do you clean gutters in Pismo Beach, and what about the eucalyptus?
Yes, gutter cleaning is regular work here and eucalyptus is the reason. The stands around North Beach, Pismo Creek and the monarch grove shed all year rather than in one fall drop, and they shed bark in long strips along with hard seed caps and oily leaves. Those strips mat together and plug a downspout while the gutter still looks clear from the ground. We clear the trough by hand, bag the debris and flush the downspouts to confirm they run. Two clears a year suits most Pismo properties with eucalyptus overhead. We do not install gutter guards.
