Window Cleaning in Pismo Beach

Pismo Beach glass does not haze over evenly, it dries in rings, because the salt gets thrown at it as droplets with sand in them rather than settling as fog. That changes how the glass is cleaned and what hour of the day it gets done.

Driven spray leaves rings, and the wind sets the working hours

Salt reaches most coastal towns as a haze that settles overnight and dries into a smooth film. Pismo Beach does not get it that way. With open water to the west and no headland upwind, the onshore wind carries spray inland as droplets and picks up sand off the wide flat beach on the way. Those droplets land with force behind them and dry where they hit, so a pane ends up covered in rings with a hard grain at the center of each one. That is a spotted, gritty deposit rather than a film, and it has to be treated as one.

Highway 101 does not go around this town, it goes through it, which puts a second and completely different soil on the same pane. Salt is a mineral and it dissolves. Road film off the freeway and Dolliver Street is oily, it binds to glass, and water will not touch it. On a window facing the 101 you have a soluble deposit sitting on top of a bound one, so a plain rinse lifts the salt, leaves the gray behind and reads as a failed clean. Those panes need a detergent pass with dwell time first, then a pure water rinse to carry both away.

Then there is when the work happens. The onshore wind here builds through the middle of the day, and on an exposed west elevation it will put fresh spray on glass while the same wall is still being finished. Seaward glass gets cleaned in the morning before the wind gets up, and the sheltered elevations get the afternoon. A pure water finish is left to dry without wiping, which is good practice anywhere and the only workable method in Pismo Beach, since wind and grit will find any pane left wet at three in the afternoon.

What changes in Pismo Beach

  • West glass first, in the morning

The wind here is at least predictable. It comes up onshore through the middle of the day and does not ease off until evening. So the ocean facing elevations get cleaned early and the street side gets done after lunch. Reverse that order on a Pismo Beach property and the glass people actually care about is spotting again before the truck is loaded.

  • Price Street glass is judged at sunset

Pismo Beach faces due west, so the sun drops straight into the bluff top hotel and motel rooms along Price Street. That low raking light at the end of the day is the worst possible light for a window, and it is the exact hour a guest is standing at one. Glass that passed at noon fails at six, which is why lodging here runs on a short route rather than an annual clean.

  • The bottom band of downtown storefront glass

Shopfronts around Pomeroy Avenue, Hinds and the pier approach take sand off shoes, towels and boards against the lower two feet of the glass and the door, all day through the season. Above head height the same window is only carrying salt. Those are two different jobs on one pane, and the bottom band is the part that decides whether a store looks open or looks tired.

  • Frames and tracks hold the grit that scratches

Driven sand collects in the frame channel and the bottom track and sits there dry. Wet the glass without flushing that out and the next pass drags it straight back across the pane. On Pismo Beach windows the frames, tracks and sills get flooded before anything touches the glass, because sand is harder than glass and a scratch does not come back out.

How often, here

Three to four cleans a year suits most Pismo Beach homes, and ocean facing glass is better on a quarterly cycle. Shell Beach, a mile up the bluff, lands on the same three to four for its seaward glass, so the count is not what separates the two towns. What separates them is the deposit: a bluff top pane up there carries a salt film that never fully dries, where a pane down here carries dried rings with a hard grain in the middle of each one. Arroyo Grande, a few miles inland behind the hills, can go twice a year and still look better than a Pismo Beach house cleaned three times. Lodging along Price Street is normally on a monthly or six week route instead.

The light literally shines brighter

Every word below is lifted straight from Corey's Google profile. Nothing written by us, nothing tidied up.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

The best!!! On time, very confident and considerate inside our home as well as outside. Corey and his son are very professional at what they do. 2 objectives we needed done. 1 very hard to reach interior skylight and our solar panels needed cleaning. We will definitely have them back on a yearly maintenance plan for sure.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Corey has cleaned probably close to 20 houses of windows and solar panels and a driveway or two. I have always been more than satisfied with the work and he always goes above and beyond for a fair price.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

Why do windows in Pismo Beach spot instead of just getting dirty?
Because of how the salt arrives. Pismo Beach sits on open coast with a wide flat beach and no headland upwind, so the onshore wind carries salt inland as driven spray rather than as the settled haze that towns back in the hills get. Those droplets hit the glass with force, collect beach sand on the way, and dry in place. What is left is a pattern of rings with a hard grain in the middle of each one rather than an even film. It also means the glass has to be flooded before anything touches it, because that grain is harder than the pane and will scratch it.
Is it better to clean windows in Pismo Beach in the morning or the afternoon?
Morning for anything facing the ocean. The onshore wind in Pismo Beach builds through the middle of the day and holds until evening, and on an exposed west elevation it can lay fresh salt spray on glass that was cleaned an hour earlier. Crystal Clean A1 Window Services works the seaward faces first and leaves the street side and sheltered elevations for the afternoon, which is close to the opposite of how a job is sequenced inland. It is also why a west facing window here that was cleaned late in the day can look poor by the next morning through no fault of the clean itself.
What is the gray film on windows facing Highway 101 in Pismo Beach?
Road film. Highway 101 runs through the middle of Pismo Beach rather than around it, so buildings along the freeway, Dolliver Street and the Highway 1 frontage collect brake dust, tire rubber and exhaust residue. It is oily, it binds to the glass, and unlike salt it does not dissolve in water. That is why a plain rinse takes the salt off, leaves a gray cast and looks like a bad clean. Those windows need a detergent with real dwell time to break the film first, then a pure water rinse to carry the salt and the loosened film off together. Grover Beach and Oceano sit off the freeway and rarely have this problem.
How do you clean upper floor windows in Pismo Beach when the wind is up?
Water fed poles for most of it, which keeps the work off a ladder on an exposed elevation. The onshore wind in Pismo Beach builds through the day with nothing upwind to break it, so an ocean facing wall on a bluff top motel or a three story home is a poor place to be standing on a ladder at three in the afternoon. Poles reach the upper floors from the ground, and ladders and lifts get used where the ground and the conditions suit them. Crystal Clean A1 Window Services works those faces early for the same reason. Monday to Saturday, 7:00 AM to 6:00 PM, on (805) 952-5718.
