Hardscape in most towns collects yard dirt, tire drips and leaf tannin. Pismo Beach hardscape collects whatever comes off the sand. It arrives on shoes, towels and boards onto the sidewalks around Pomeroy Avenue and the pier approach, onto bluff top stair runs and pool surrounds, and it brings sunscreen and tanning oil with it, transferred by hands, feet and wet towels onto treads, rails and decks. Two of those three are oils, and oil down in an open concrete surface is not a rinse job at any pressure. Where the water goes matters more here than anywhere else on our route. Downtown Pismo Beach sits right at the top of the beach, so the storm drains along Pomeroy, Hinds and Cypress have a very short trip to the sand, and Pismo Creek takes the north end of town. That fact sets the running order rather than adding a step at the end. The dry work happens first, the detergent gets chosen as the smallest amount that will actually do the job, and the rinse is aimed at landscape or a contained area before the machine starts rather than after the water is already moving across a lot.

The third thing is what the sand has already done to the slab. Grit underfoot is an abrasive, and several thousand trips from the sand to the door take the smooth skin off the concrete in a band the width of the way people genuinely walk. The surface two feet either side of that band is still closed. The band is not, which is why it takes the oil deepest and why it will read duller than the rest of the slab even after everything cleanable has come off it. That is wear rather than dirt, it caps how much pressure the middle of a run can take, and it is worth saying out loud before the machine starts.

    Sunscreen and tanning oil are on every stair tread, handrail and pool surround between the pier and the Price Street bluff, and they are why a Pismo Beach walkway looks dull and tired by the end of a season. Whatever comes off it runs to the nearest low point, which is usually the water. So the surround gets worked in sections away from the coping, with the rinse steered outward rather than left to find its own way.

Interval in Pismo Beach is a function of the season rather than of the weather. From late spring the storefront aprons and stair runs near the pier are taking beach traffic every day of the week, and those go monthly through the summer before dropping back to quarterly once the crowds thin out. Bluff top hotel walkways along Price Street want two visits a year at minimum, and more where there is a pool on the deck. A residential driveway up in Pismo Heights is annual and always has been. Grover Beach gets the same dune sand blown onto its concrete, but its intervals are set by wind rather than by footfall, so a Grover Beach walkway and a Pismo Beach one can look identical in March and be six visits apart by October.

Wash water goes wherever the site allows, and in Pismo Beach that has to be planned rather than assumed. Downtown sits at the top of the beach and the storm drains are one or two blocks from the sand, with Pismo Creek taking the north end of town. That means the loose sand comes off dry before anything is turned on, the detergent is held to the smallest amount the surface actually needs, and the rinse is aimed at landscape or a contained area chosen before the work starts. Can pressure washing get sunscreen off concrete in Pismo Beach?
Yes, but not with pressure on its own. Yes. Highway 101 runs through the middle of Pismo Beach rather than around it, so the block walls, building bases, monument signs and parking areas along that frontage and along Dolliver Street go flat gray under brake dust and rubber. That frontage is the one place in town where a hard surface is the wrong candidate for pressure. Painted block, older stucco and a sign face take very little before the coating starts coming away with the film, and the film is bound tightly enough that force marks the wall and leaves the gray where it was.
