Sand under the slab, and no fall to take the water away

Most of this county pours concrete on clay or valley loam. Grover Beach pours it on dune sand, and that is not an abstract difference. Hold a narrow tip square into a control joint or against a slab edge on a Grover Beach driveway and you are not cleaning the joint, you are excavating the base underneath it. The void does not announce itself that afternoon. It shows up the following winter as a panel that rocks under a car, or a hairline that opens across the middle of the slab. Joints here get crossed at an angle, from a distance, with a wider fan than the same job takes in Arroyo Grande.

The other half of it is that this town has no fall. Grover Beach runs level from the sand all the way to the freeway, so wash water does not leave a property on its own the way it does off a sloped lot in Pismo Beach or Shell Beach. It stands, and while it stands the silt suspended in it settles back out onto the concrete you just cleaned and dries as a gray ring around the edge of the puddle. On flat ground the water has to be driven somewhere deliberately with the wand, before it is ever allowed to stop moving.

Then there is the loose sand sitting on the slab before you start. Running a surface cleaner straight onto that drags grit under the jets at pressure, which scours soft concrete, dulls a stamped finish and takes the top off pavers. Blowing and sweeping a Grover Beach slab down to bare surface first is not tidiness, it is the difference between washing the concrete and sanding it. The last pass on every slab here is about moving that water out to landscaping or gravel while the dirt is still in suspension, a step a sloped bluff lot in Shell Beach never needs.

    Paver patios on this side of town are jointed with sand the wind is already removing for free. High pressure straight down a joint finishes the job and leaves the pavers loose. The wand goes across the joint rather than into it, and if the joints are already low we say so before we start rather than afterward.

  • The seaward wall is not a pressure washing surface

    Paint and stucco on the west and southwest walls of a Grover Beach house have been micro abraded by blown sand for years, and the surface is thin and chalky by the time anyone calls. High pressure on that face strips it. Those walls get soft washed at low pressure instead. Roofs never get pressure washed at all, here or anywhere else.
