Soft Washing in Grover Beach

In most towns on this coast the wall that needs washing is the shaded north one. In Grover Beach it is the wall facing the afternoon wind off the dunes, and what is on it is sand and salt rather than algae.

The dirty wall here faces the wind, not the shade

The standard coastal rule is that the north elevation is the problem, because it stays shaded, stays damp and grows things. That rule fails on the Grover Beach grid. Here the wall that needs work is the one facing west or southwest into the afternoon wind off the dunes, and the driver is delivery rather than shade. Flat ground and no bluff mean the wind arrives still loaded with fine sand and salt aerosol and drives it into the stucco. In Morro Bay we are usually treating a north wall. Two blocks off the beach entrance in Grover Beach, we are treating a west one.

What is on that wall is a different substance as well. Salt aerosol is hygroscopic, so it draws damp out of the night air, and that damp holds the fine sand down in the valleys of the stucco texture and dries it there night after night through a rainless summer. The result is a bonded mineral film rather than organic growth, and a solution mixed to kill algae does very little to it on its own. It comes off with wetting, a period of dwell to break the bond, then a generous low pressure flood that floats the grit down and off instead of driving it deeper into the texture.

Because it lands evenly, nobody sees it. A north wall with algae on it looks obviously wrong. A Grover Beach weather wall just goes flat and slightly darker across its whole face, and after a few years the owner reads that as the color of the house. Most people here call about one visible thing, a streak under a window or a dirty fascia board, and are surprised at the line where we stop washing. That is why we quote the weather elevation as a unit on this grid rather than chasing the one mark somebody noticed from the driveway.

What changes in Grover Beach

  • The weather elevation is usually the whole job

On a single story house on this grid the west and southwest walls can be three or four times as loaded as the two facing away from the wind. Washing all four is often money spent on two walls that did not need it yet. We will say when one elevation now and the rest in a couple of years is the honest answer in Grover Beach.

  • Heavy stucco texture is a sand trap

Lace and dash finishes hold grit in every valley of the pattern, and they are common across the Grover Beach tract stock. A smooth or light texture on the same street rinses in half the time. The heavier the texture the more dwell and the more rinse water the same square footage takes, which is worth knowing before you compare two quotes.

  • The growth here is in the sheltered corners

The wind that carries the sand also dries the walls, so open elevations in Grover Beach grow far less than the same walls in Morro Bay. What does grow is where the wind never reaches: a north wall behind a solid fence, the shaded flank of a garage, the narrow gap between two houses on a tight lot. That is a spot treatment, not a house wash.

  • The paint on that wall is already thinned

Years of blown sand at a west facing wall abrade the paint film and leave it chalky, which is why so many Grover Beach houses have a lighter west side than the rest of the house. A wash has to be gentle enough to lift the film without taking that chalk off in patches and leaving a blotchy wall. We test a low section first and show you.

How often, here

Most Grover Beach houses want the weather elevation soft washed about once a year and the sheltered walls every two to three, which is a different pattern from anywhere else nearby. Morro Bay runs twelve to eighteen months because all day fog keeps a wall damp, with its north elevations sitting at the short end of that. Arroyo Grande, back up the valley, gets the marine damp with a fraction of the salt and splits a wall by height rather than by exposure, its bottom six feet at about eighteen months and the gable above it at three years or more. Here the driver is delivery rather than damp, so the cycle follows the wind instead of the shade. If your seaward wall has gone flat and even rather than streaky, it is loaded, whatever the calendar says.

The light literally shines brighter

Every word below is lifted straight from Corey's Google profile. Nothing written by us, nothing tidied up.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

Which side of a Grover Beach house needs soft washing most?
The west or southwest side, which is the opposite of the usual coastal answer. Elsewhere on the Central Coast the north wall is the problem, because it stays shaded and damp and grows algae. Grover Beach sits flat and open downwind of the Oceano dunes with no bluff in the way, so the afternoon onshore wind drives fine sand and salt aerosol straight into the seaward elevation, and that one wall carries several times the load of the others. Crystal Clean A1 Window Services often recommends washing that elevation on a yearly cycle in Grover Beach and leaving the sheltered walls on a much longer one.
Will soft washing take the sand and salt film off Grover Beach stucco?
Yes, but it is a dissolving and flooding job rather than a killing job. The film on a Grover Beach wall is salt and fine dune sand bonded into the stucco texture by night damp, not organic growth, so a solution mixed for algae does very little on its own. What works is wetting the wall, giving it dwell time so the bond releases, then a heavy low pressure rinse that floats the grit down and off the surface. High pressure is the wrong tool, because it drives grit deeper into a heavy lace texture and strips paint that blown sand has already thinned.
Is there mold on houses in Grover Beach?
Some, but far less than people expect from a beach town, and it turns up in specific places. The same wind that delivers dune sand to a Grover Beach wall also dries that wall, so open elevations grow much less than identical walls in Morro Bay, where fog can sit against the hill all day. What does grow here is wherever the wind cannot reach: a north wall behind a solid fence, the shaded flank of a garage, the narrow gap between two houses on a tight grid lot. Those are spot treatments rather than a reason to wash a whole house.
Can you wash a Grover Beach house without pressure washing it?
Yes, and on the seaward walls it is the only sensible option. Years of blown dune sand leave the paint or stucco on a west facing Grover Beach wall thin and chalky, and a pressure washer will take that surface off along with the film. Soft washing runs at roughly garden hose pressure and lets the cleaning solution and the dwell time do the work instead. Corey Byler tests a low section first so you can see the result before the whole wall is committed, and every job in Grover Beach finishes with a walk around together. Call (805) 952-5718.
