The dirty wall here faces the wind, not the shade
The standard coastal rule is that the north elevation is the problem, because it stays shaded, stays damp and grows things. That rule fails on the Grover Beach grid. Here the wall that needs work is the one facing west or southwest into the afternoon wind off the dunes, and the driver is delivery rather than shade. Flat ground and no bluff mean the wind arrives still loaded with fine sand and salt aerosol and drives it into the stucco. In Morro Bay we are usually treating a north wall. Two blocks off the beach entrance in Grover Beach, we are treating a west one.
What is on that wall is a different substance as well. Salt aerosol is hygroscopic, so it draws damp out of the night air, and that damp holds the fine sand down in the valleys of the stucco texture and dries it there night after night through a rainless summer. The result is a bonded mineral film rather than organic growth, and a solution mixed to kill algae does very little to it on its own. It comes off with wetting, a period of dwell to break the bond, then a generous low pressure flood that floats the grit down and off instead of driving it deeper into the texture.
Because it lands evenly, nobody sees it. A north wall with algae on it looks obviously wrong. A Grover Beach weather wall just goes flat and slightly darker across its whole face, and after a few years the owner reads that as the color of the house. Most people here call about one visible thing, a streak under a window or a dirty fascia board, and are surprised at the line where we stop washing. That is why we quote the weather elevation as a unit on this grid rather than chasing the one mark somebody noticed from the driveway.

The weather elevation is usually the whole job
On a single story house on this grid the west and southwest walls can be three or four times as loaded as the two facing away from the wind. Washing all four is often money spent on two walls that did not need it yet. We will say when one elevation now and the rest in a couple of years is the honest answer in Grover Beach.
Heavy stucco texture is a sand trap
Lace and dash finishes hold grit in every valley of the pattern, and they are common across the Grover Beach tract stock. A smooth or light texture on the same street rinses in half the time. The heavier the texture the more dwell and the more rinse water the same square footage takes, which is worth knowing before you compare two quotes.
The growth here is in the sheltered corners
The wind that carries the sand also dries the walls, so open elevations in Grover Beach grow far less than the same walls in Morro Bay. What does grow is where the wind never reaches: a north wall behind a solid fence, the shaded flank of a garage, the narrow gap between two houses on a tight lot. That is a spot treatment, not a house wash.
The paint on that wall is already thinned
Years of blown sand at a west facing wall abrade the paint film and leave it chalky, which is why so many Grover Beach houses have a lighter west side than the rest of the house. A wash has to be gentle enough to lift the film without taking that chalk off in patches and leaving a blotchy wall. We test a low section first and show you.

Most Grover Beach houses want the weather elevation soft washed about once a year and the sheltered walls every two to three, which is a different pattern from anywhere else nearby. Morro Bay runs twelve to eighteen months because all day fog keeps a wall damp, with its north elevations sitting at the short end of that. Arroyo Grande, back up the valley, gets the marine damp with a fraction of the salt and splits a wall by height rather than by exposure, its bottom six feet at about eighteen months and the gable above it at three years or more. Here the driver is delivery rather than damp, so the cycle follows the wind instead of the shade. If your seaward wall has gone flat and even rather than streaky, it is loaded, whatever the calendar says.
