A house here gets dirty from three directions at once

Fog, well water and dust each leave a different mark, and they do not come off the same way.

On the coast side, in Cambria, Cayucos, Morro Bay, Los Osos, Avila Beach and Shell Beach, the fog sits on a wall long after the sun has come out. North and west elevations stay damp most of the morning, and damp stucco grows things. You get a green black film down in the texture, heaviest under the eaves and along the bottom two feet, plus a salt film that holds dust to the wall like a magnet. Rain does not shift any of it, because rain runs down the face and the growth is in the pores.

Inland the problem inverts. Paso Robles, Templeton, Creston, Atascadero and Santa Maria go five or six months without rain, so dust bakes onto the wall and stays put. Sprinklers running hard well water throw calcium at the lower stucco and leave a chalky white band along the base you can scrape with a fingernail. Come autumn, harvest traffic in and out of the Paso and Edna Valley vineyards puts fine grit on everything downwind, and anything fronting the Highway 101 corridor carries a gray road film on the exposed side.

Then there is the part everybody notices and nobody can name. The dark band running along the top of the wall right under the eave, and the vertical streaking down the outside face of the gutters. That strip is the one piece of the house rain never reaches. Everything the roof sheds runs over the gutter lip and dries there, season after season, while the soffit collects dust and spiderwebs because it is sheltered. It is why a house can look fine from the street and filthy from the driveway.

How a house wash actually runs

Same owner, same crew, same equipment, every visit. Nothing is handed to a subcontractor at any point, so the person who quoted your house is the person washing it.

  1. We read the walls before we wet them

    Painted stucco, integral color stucco, lap siding, board and batten and old hardboard all behave differently once they are wet. We check for chalking paint, split trim, soft wood at the fascia and any window that already leaks. Whatever we find, you hear it before we start rather than after.

  2. Plants, irrigation and anything that plugs in get covered first

    Beds, shrubs and lawn get soaked with plain water before the wall is touched, because a plant already full of water cannot take up much else, and they get rinsed again at the end. Exterior outlets, low voltage transformers, doorbell cameras and dryer vents get covered. Drip lines get moved, not trodden on.

  3. Low pressure, top down, one elevation at a time

    The wall is cleaned by solution and dwell time, not by force, at roughly garden hose pressure where it meets the surface. We work top down so nothing dirty runs over anything clean: eaves and soffits, then the outside of the gutters, then the field of the wall. The method itself is covered on the soft washing page.

  4. Eaves, fixtures and the parts that usually get skipped

    Soffits, porch ceilings, columns, entry doors, door frames and window frames. House numbers and exterior light fixtures get done by hand, because glass shades and forty year old wiring do not want a spray bar pointed at them. Spiderwebs, wasp nests and mud dauber nests come down out of the corners.

  5. Full rinse, then we walk it with you

    Walls, windows, the hardscape underneath and the planting all get rinsed down. Then we walk the whole house with you before the truck is packed, and anything you are not happy with gets put right there and then. That is the guarantee in Corey's own words, not a policy page.

What we do not do

Worth saying plainly, so nobody is waiting on something we were never going to do.

  • The roof itself. Tile and composition roofs have their own access rules and their own risks, and they are covered on the roof cleaning page.
  • The inside of the gutters. We wash the outside face because it is part of the wall you look at. Clearing them out is gutter cleaning.
  • Window cleaning. The glass gets rinsed during a house wash, but rinsing is not cleaning and it will still spot. Have the glass done after the wash, not before.
  • Painting, stucco patching, caulking or dry rot repair. We point out what we find at the trim and fascia, somebody else fixes it.
  • Driveways, patios and walkways. Flatwork takes a surface cleaner rather than a house wash and is quoted separately.

What house washing costs around here

Typical Central Coast market rates for a full exterior house wash run roughly $0.15 to $0.40 per square foot, which puts most single story homes somewhere between $250 and $600, with two story properties higher. Those are regional ranges to set expectations, not our quote. Send an address and you get a real number instead of a guess.

  • Wall area and stories

    A house wash is priced on the outside of the building, not the floor plan. A long single story ranch can have more wall than a compact two story. The second story then adds reach, setup and care over everything below it.

  • What the walls are made of

    Heavy knockdown and lace stucco hold dirt down in the texture and take longer than smooth lap siding. Chalking paint slows the whole job because it has to be handled gently or it comes off with the dirt.

  • How much of it is growth rather than dust

    Dust rinses. A shaded north wall in the Cambria or Los Osos fog belt with years of green black film rooted into the stucco needs dwell time and sometimes a second pass over the same elevation.

  • How long since the last one

    A house washed every year or two is a straightforward visit. Ten years of buildup under the eaves is a different job and gets priced as one.

  • Access and what is planted against the wall

Will washing my house damage the stucco or the paint?
Not when it is done at low pressure. A proper house wash cleans with a solution and dwell time at roughly garden hose pressure where the water meets the wall, so nothing is being blasted off. High pressure is what damages a house: it drives water behind siding, strips chalking paint, cuts into soft trim and pushes water past window seals. Stucco is the surface people worry about most, and it is exactly the surface that must never be pressure washed, because the texture chips and the hairline cracks take on water. How often should a house be washed on the Central Coast?
Once a year suits most homes in San Luis Obispo County. Inland, around Paso Robles, Atascadero, Templeton and Creston, every eighteen months to two years is often enough, because the problem there is dust and dust does no harm while it sits. Will a house wash kill the plants and shrubs around the house?
No, when the planting is handled properly. Beds, shrubs and lawn get soaked with plain water before anything touches the wall, because a plant that is already full of water cannot take up much else, and everything gets rinsed again once the elevation is done. Drip lines get moved rather than walked on. The plants that actually get hurt are the ones nobody watered first and nobody rinsed after. What are the dark streaks under my eaves and down my gutters?
The dark band under the eave is dirt rain never gets to. The strip of wall directly under the eave is sheltered from rainfall, so airborne dust, pollen and roof runoff dry there and stack up in layers season after season. The vertical streaking down the outside face of the gutter is the same material running over the gutter lip. It is not a defect and no storm is going to take it off, because water runs down the face of the wall rather than into it. It comes off with a low pressure wash and a cleaning solution left to dwell, and it is usually the biggest single difference between a washed house and an unwashed one.
Do I need to be home when the house gets washed?
Not for the wash itself, as long as the gates are unlocked and there is an outside spigot we can use. Shut the windows, bring in cushions, mats and anything on the porch you would rather not get wet, and tell us about any window that already leaks or any outdoor outlet that is not weathertight. Every job ends with a walk around the whole house with the customer before the truck is packed, so if you are out, Corey Byler will set a time to go over it with you.
