A tasting room sells a view through a pane of glass. Almost everything on this page follows from that, and from crush.
A winery has a window in the calendar and it is not the one most contractors call in. From roughly late August into October the property is running crush. Trucks and gondolas are moving through the yard, the crush pad is wet all day, and the last thing anybody wants is a contractor and a hose on site. Work belongs either before harvest starts or after it finishes. A contractor who does not know that will call in September, get told no, and read it as a lost sale rather than the wrong month. Harvest is also what makes the mess, which is why the post harvest visit is the important clean of the year.
The second thing is that a tasting room sells a view. People are paying to sit at a window and look at vines, and on the Edna Valley floor or up on Adelaida that view is most of what they came for. Glass on the view elevation is not a maintenance item, it is part of the product on the tasting menu. It earns a shorter cycle than the rest of the building, and it is the one elevation where a spotted pane costs money the same afternoon. Most cleaning scopes price a winery as one building and miss this entirely.
The third thing is that the tasting room is only part of the property. There is usually a crush pad, a barrel room, a production building, a maintenance yard and a long gravel drive that throws dust at the lower half of everything on the site all year. The patio counts too, since furniture, pergolas and umbrellas cover more of what a guest sees than the windows do. Then there is the events calendar, where weddings and club release weekends block the setup days as well as the day itself. What you only learn on site
Nobody wants you on site during crush
From roughly late August into October the property is running harvest. Gondolas and trucks are moving, the crush pad is wet, and cellar staff are working long days. Call then and you get a no. The two good slots are the weeks before crush starts and the weeks straight after it ends, and the post harvest one is the important clean of the year.
Book clear of setup, not clear of the event
A Saturday wedding is not a one day block. Rentals land Thursday, the tent and tables go up Friday, and the property is being staged the whole time. A crew washing a patio on Friday afternoon is in the way of a florist. Give us the setup dates and the teardown date, not just the event date, and the work lands where nobody is standing.
On the view glass, the inside counts as much as the outside
Everywhere else on a property only the exterior gets judged. On the tasting room view elevation the guest is looking through the pane, so a clean outside and a filmy inside still reads as dirty glass. That elevation should be done both sides on the same visit. It is also why the view side gets done last, after the dust from the rest of the job has settled.
Well water and a sprinkler timer will stripe your glass
Most wine country properties run on a private well, and inland well water in Paso Robles and the Adelaida hills is hard. Landscape heads on a night timer throw that water at the bottom two feet of the tasting room glass, so the lower band mineralizes while the top stays clear. Cleaning more often does not fix it. Moving the head does, and then the stain gets removed once.
A crush pad is not a driveway
Crush pad concrete takes organic staining from fruit, juice and lees, plus tartrate deposits and constant forklift and bin traffic. That is a different problem from oil on a parking slab and it does not answer to the same approach. Ask any contractor where the wash water goes before they start, because on a lot of these properties the pad drains to a process water system, not a storm drain.
The patio furniture is half of what a guest sees
Tables, chairs, pergolas, shade sails and umbrellas cover more visible surface at a tasting room than the windows do, and they are almost never in a cleaning scope. Umbrella and sail undersides grow mildew where nobody looks up, and a pergola drops debris onto a table that was wiped an hour ago. None of it takes a pressure washer. It takes a soft wash and a rinse.

A crush pad does not stain like a driveway. It takes organic staining from fruit, juice and lees, tartrate deposits, and years of forklift and bin traffic ground into the surface, so a generic degreaser and a wand pass will not lift it. A winery does not price like a single building, because it is not one. The realistic way to buy it is by zone and cycle: the tasting room view elevation on a short repeating cycle with both sides of the glass, then the rest of the tasting room, then offices, barrel room and production buildings on two to four visits a year. Quoting the whole site at one rate per pane means either paying tasting room money for a barrel room wall or accepting barrel room service on the glass your guests are looking through.
