A skylight is a window you cannot reach from either side
Everything difficult about this job happens before anybody touches the glass.
The outside face sits on a pitched roof, and around San Luis Obispo, Paso Robles and Atascadero that roof is usually clay tile. Tile cracks under a boot without making a sound, and nobody finds out until the next storm. So the first question on any skylight job is how we get to it: off a ladder at the eave, from a lift parked on the drive, or by picking a route across the roof that keeps weight where the structure carries it. On a two story home in Shell Beach or a hillside lot above town, that decision is most of the job.
The inside face is harder, because now the ladder is standing in your house. Vaulted ceilings and atriums put a skylight twelve, sixteen, sometimes twenty feet above a tile floor, a stair landing or a sofa that has to move first. Jim and Sandy Clark in Grover Beach left us a Google review about exactly that, a skylight they had no way to reach that finally got cleaned. Most people quietly stop looking up at the inside of theirs after a few years, because there was never a realistic way to get to it.
Then there is what actually lands on them. A skylight faces straight up, so it collects what falls rather than what blows past, and nothing rains here from May to October to rinse it off. Harvest dust settles across Paso Robles and Edna Valley every autumn and just sits. On the coast in Cambria, Cayucos, Morro Bay and Los Osos the marine layer leaves a salt film, and fog holds the uphill edge damp long enough for green growth to take. A domed acrylic unit makes all of that worse, because acrylic scratches from grit that glass shrugs off.
How the job actually runs

We settle the access before anything gets cleaned
How we reach the outside face, ladder at the eave, lift on the drive, or a picked route across the roof. Then how we reach the inside face, what the ladder stands on and what has to move. You hear the plan first, including anything we cannot safely get to.
Glass or acrylic gets identified before a tool touches it
Flat skylights are usually tempered glass. Domes and older bubbles are almost always acrylic, which is soft. Acrylic gets flooded with water first so the grit floats off, then washed by hand with soft media and no blade at any point. Get that wrong once and the haze is permanent.
The uphill edge gets cleared out, not wiped over
Every skylight sits in the path of water coming down the roof, so leaf, pine needle and grit build a dam along the top edge and in the well around a curb mounted unit. That dam holds damp against the flashing all winter. It comes out by hand.
Both faces, plus the well between them
Outside face washed and rinsed. Inside face done off a ladder set up indoors, with floors covered and furniture moved back before the ladder goes up. On a light shaft or tunnel skylight the sides of the well get wiped too, because that is where the cobwebs and dead insects collect.
Seals and flashing checked, then a walk around with you
Nobody else will be at eye level with your skylights this year, so we look at the perimeter flashing, the seal or gasket, crazed acrylic and any fogging between panes. Then every job ends with a walk around before we pack up, and anything you are unhappy with gets put right there and then.

What we do not do
Worth saying plainly, so nobody is waiting on something we were never going to do.
- Skylight replacement, reglazing or seal repair. We photograph the failure and tell you plainly what it is, a roofer or glazier does the work.
- Resealing or reflashing a curb. Anything that means lifting a tile course and bedding new flashing is roofing work, not cleaning work.
- Removing scratches or crazing from acrylic. Once a dome has gone milky from years of UV, that is damage in the material and no cleaning brings it back.
- Moss and algae on the roof surface around the skylight. We clear the debris dam at the edge, the roof itself is covered on the roof cleaning page.
- Interior work where there is genuinely nowhere safe to foot a ladder. Some atrium skylights sit over a stair void with no footing, and you will hear that on the first visit rather than halfway through.

What skylight cleaning costs around here
Typical Central Coast market rates run roughly $20 to $50 per skylight for the outside face on a single story home, and roughly $35 to $85 a unit once the inside face and real height are involved. Most companies charge less per skylight when they are already on site for windows or a roof, and more when the skylights are the only reason for the trip. Inside face as well as outside
The outside is a roof job. The inside is a ladder in your house with floors covered and furniture moved, and on a vaulted ceiling one interior skylight can take longer than the exterior of the whole set.
Ceiling height and what sits underneath
A ten foot flat ceiling is quick. Twenty feet of atrium over a stair landing or a tile floor needs a taller ladder, longer setup and sometimes a lift. That is the single biggest swing on an interior quote.
Roof pitch and roofing material
A walkable composition roof is straightforward. Steep clay tile around San Luis Obispo, Paso Robles and Atascadero means working off ladders and picking a route, which is slower and is exactly why we do not just walk across it.
Dome or flat, acrylic or glass
A flat tempered pane can be worked quickly. An acrylic dome has to be flooded and washed by hand with nothing hard touching it, and the curved surface takes longer to finish clean.
How long since the last one
A skylight done every year rinses off. One that has sat through ten Paso harvests with a packed debris dam along the top edge and green growth in the corners is a different job.
How many, and whether we are on site anyway
Per unit cost drops with quantity, and drops again when we are already there doing windows or the roof. One skylight as a standalone visit is the most expensive way to buy one.
