Coastal glass and inland glass fail in completely different ways
Which one you have decides how often you need us and what we bring.
Within a few miles of the water in Cambria, Cayucos, Morro Bay, Los Osos, Avila, Shell Beach, Pismo and Grover Beach, the marine layer rolls in overnight and burns off by mid morning. What it leaves behind is not dust, it is a fine salt film that bonds to the glass. Rinse it with a hose and you spread it. Wipe it dry with a cloth and you polish it into a haze. It comes back faster than inland grime, which is why coastal properties usually want three or four visits a year rather than two.
Head inland toward Paso Robles, Atascadero, Templeton, Creston and Santa Maria and the problem inverts. The air is dry, so the enemy is water: sprinkler overspray and hard well water hitting the lower panes and evaporating. That leaves calcium and magnesium behind. Left long enough it stops being a deposit and starts being etching, which is permanent, and at that point no amount of cleaning brings the glass back. Catching it early is the difference between a wash and a restoration.
Then there is everything specific to a property: Highway 101 road film on anything fronting the corridor, harvest dust across the Paso and Edna Valley vineyards every autumn, and construction dust that behaves nothing like ordinary dirt because it is alkaline and will scratch if anybody drags it across the pane.
How the job actually runs

We look at the glass before we touch it
Hard water staining, scratched panes, failed seals and cracked glass all get pointed out to you before we start rather than discovered afterwards. If a pane is already damaged, you hear it from us first.
Pole, ladder or lift, whichever the building needs
Water fed poles for upper stories, so nothing leans against your siding or your gutters. Ladders where a pole cannot reach the angle. A lift for the commercial buildings and hotels that need one. No job is too big or too small, and none of it is subbed out.
Screens, tracks and sills, not just the glass
Screens come out and get washed. Tracks and sills get cleared. Skip that and the first rain drags grit straight back down a clean pane, which is why a cheap clean never lasts. We do not repair or rescreen damaged screens, but we will tell you which ones need it.
Detailed by hand where it counts
Edges and corners get finished by hand. A pole is the right tool for reach and for rinsing, not for the last ten percent of a ground floor window somebody is going to stand next to.

What window cleaning costs around here
Typical Central Coast market rates for a residential exterior clean run roughly $8 to $15 per pane, with most single story homes landing somewhere between $150 and $350 and two story properties higher. Those are regional ranges to set expectations, not our quote. Send an address and you get a real number instead of a guess.
Pane count, not house size
A compact home with a wall of glass costs more than a big house with ordinary windows. Count panes, not square feet.
How many stories
Second and third story work needs pole or ladder time, and occasionally a lift. That is the single biggest swing on most quotes.
Inside as well as out
Interior work roughly doubles the pane count and adds time for moving furniture and covering floors.
Hard water severity
Light spotting comes off in the normal clean. Years of sprinkler calcium is a restoration job priced separately, and sometimes the honest answer is that the glass is etched and will not fully recover.
Access
Steep hillside lots around San Luis Obispo, tight side yards, balconies and anything needing a lift all add time.
One off or on a schedule
Recurring visits cost less per visit, partly because the glass never gets bad enough to need the slow work.
