Anybody can clean the glass. Doing it without a single guest noticing is the actual service.

The window that matters is roughly ten in the morning to two in the afternoon. Checkout clears the lot and the lobby around eleven, and the first arrivals start pushing in from three. Work the porte cochere at two thirty and you are running equipment through a check in queue with luggage carts. That is not a cleaning problem, it is a guest experience complaint, and it lands on the GM.

The second thing nobody outside the trade thinks about is noise. A pressure washer starting at seven in the morning against an occupied wing generates front desk calls before the second pass.   • The pool enclosure is not a dirt problem

    Enclosure and pool facing glass goes hazy from chlorine vapor and constant humidity, not from dirt, and it will not come off with a normal wash. It behaves much more like hard water mineral. Tell us it is an indoor pool and we will treat that glass differently instead of wiping it and leaving you a cloudy room.

  • Coastal properties fight salt on the railings, not just the glass

    On anything in Pismo, Shell Beach, Avila, Morro Bay or Cayucos, the balcony glass and the metal railings take continuous airborne salt. A hotel has two very different populations of glass: the guest facing sequence that gets judged constantly and needs a short cycle, and the room windows that need a couple of visits a year. Pricing them the same means either overpaying on the rooms or underserving the lobby.

The variables that move a hotel quote are the number of stories and whether a lift is genuinely needed, how much of the glass is reachable from the ground, whether interior lobby and atrium work is included, whether balcony and railing glass is in scope, and how much hardscape comes with it. Occupancy pattern matters too, because a property that can give us a quiet midweek is a faster job than one that can only offer Saturday.
