Old wood sash windows are a different job

The cottages here still have their original glass and their original putty. Neither one takes a modern method.

Cayucos is one of the last old California beach towns, and that is not just a nice line for a postcard. It is a description of the housing stock. Walk a block back from the pier and you are looking at cottages that were built before anybody made a vinyl window, with original wood sash frames and single pane glass held in by putty that is older than most of the people living there. That is the job here. Not the view glass on a new build. Old windows.

An old wood sash behaves nothing like a modern frame. Vinyl and aluminum shrug water off and dry in an hour. Wood drinks it. The glazing putty holding the pane goes chalky with age and salt, and if you flood it the way you would flood a new window, you wash it out of the rabbet and the glass starts to rattle. The sills are worse. They are flat, they are old, and salt sitting on them pulls moisture out of the air long after the last fog has gone.

The town sits open to Estero Bay with nothing in front of it, and cattle ranch land starts the moment you turn up Old Creek Road. So the glass gets it from both directions. Salt off the water most days, and fine dry dust off the hills whenever the wind comes the other way. A lot of these cottages are second homes as well, shut up from October until somebody drives over for a long weekend. Nobody rinses anything in between, so six months lands on the windows at once.

What Cayucos does to a property

None of this is generic. These are the problems that show up here and not necessarily ten miles down the road.

  • Old putty, and glass that is not tempered

    Most of the cottages here still carry their original single pane glass, bedded in putty that has been drying out for decades. Flood an old sash the way you would flood a vinyl one and you wash that putty out of the rabbet. The glass itself is thin, wavy and nothing like tempered. It gets worked gently, with the water controlled, or it does not get worked at all.

  • Sashes that have been painted shut for decades

    A cottage that has been repainted every few years for eighty years has sashes that no longer move. You cannot tilt one in to reach the outside face the way you can with a modern double hung. Forcing it splits the rail or cracks glass nobody can match. So the inside gets done from inside, by hand, and the outside gets reached from outside. Nothing gets forced.

  • Wood sills that hold salt and then hold water

    Salt on a vinyl frame is a cosmetic problem. Salt on an old wood sill is a rot problem, because salt pulls moisture out of the air and holds it against paint that is already failing. Cayucos sills are flat, bare in places and take the full onshore wind. We clean the woodwork and the bottom rail, not just the pane, and we leave it dry.

  • Ocean on one side, cattle ranch on the other

    Cayucos has working cattle ranch starting the moment you leave the beach, up Old Creek Road and back toward Whale Rock. When the wind turns offshore it brings fine dry dust down over town, and that dust lands on glass that already has salt on it. Dust over salt does not rinse off. It has to be lifted, and old wood frames hold it worse than the pane does.

What gets booked most here

Window cleaning comes first, and on these cottages it is slower work than on a new build because every sash is old wood. Soft washing and house washing come next, because eighty year old painted siding cannot take a pressure washer. Decks and rails go on the list too, since the ones facing the water take the full onshore wind.

Cayucos questions

How often should windows be cleaned in Cayucos?
Three to four times a year for most Cayucos homes, and the reason is different from the reason in the next town over. Cayucos sits wide open on Estero Bay with nothing in front of it, so salt lands year round. But the bigger factor is the housing stock. A lot of this town is old beach cottages with original wood sash windows, and salt left sitting on wood does damage that salt sitting on vinyl never does. Cleaning here is partly about protecting the frames. Add the dry dust that comes off the ranch land inland whenever the wind turns offshore. Paso Robles and Templeton can hold at twice a year. Cottages within a couple of blocks of the pier usually want four.
Can old single pane wood sash windows be cleaned without wrecking the putty?
Yes, but it takes a different method than a modern window. The glazing putty that holds the pane in an old wood sash goes chalky and brittle as it ages, and salt speeds that up. Flooding the frame the way you would flood a vinyl one washes that putty out of the rabbet and leaves the glass loose. So the water gets controlled, the pane gets worked without weight leaning on it, and the sash gets left dry rather than soaked. Old glass is thin and wavy and nothing like tempered, so it flexes where new glass would not. If we find putty that has already failed, we point it out rather than washing the rest of it away. Do you clean beach house windows inside and out in Cayucos?
Yes, inside and out is standard on the beach cottages here, and one of our Google reviews is from a Cayucos beach house we did exactly that way. The reason inside matters more in this town is that a lot of these sashes have been painted shut for decades. You cannot tilt one in to reach the outside face the way you can with a modern double hung, and forcing a painted sash splits the rail or cracks glass that nobody can match any more. So the inside face is cleaned from inside the house by hand, the outside is reached from outside, and nothing gets levered. We put drop cloths down and we do not leave water standing on old sills.
Can you clean a second home in Cayucos when I am only there some weekends?
Yes, and a good share of the work in Cayucos is second homes that sit closed up for months. Tell us when you are next driving over and we will build the schedule backward from it, so the glass is done before you arrive rather than while you are trying to enjoy the weekend. One thing worth knowing: every job we do ends with a walk around with the customer before anything is packed up, and anything you are not happy with gets put right there and then. So if you want that walk around yourself, we will book a time when you are in town. If you would rather we work with whoever holds a key, that is fine too.

Yes.
