The awkward questions
Answered up front, because these are what people are actually thinking before they hand over an address.
- Will I get chased if I do not book?
- No. Corey quotes it, you decide. There is no sales sequence behind this form and nobody is paid on commission to keep calling you.
- How exact is the number?
- For most residential properties the address plus a rough window count is enough to give you a real figure rather than a range. Commercial buildings and anything needing a lift get looked at in person first.
- What if you cannot do what I need?
- We will say so and point you at somebody who can. Screen repair, gutter guards, holiday lighting, dryer vents and vacation rental turnovers are all things we do not do.
- Do I have to be there?
- Not for exterior work, as long as the gates are unlocked and we can reach the glass. Interior work obviously needs someone home.
What to tell us, depending on the job
None of this is required. It just turns a rough estimate into a real number, usually without anyone needing to visit first.
Window cleaning
Roughly how many windows, or just the number of bedrooms and stories and we will work it out. Say whether you want inside as well as outside, because that roughly doubles the pane count. Mention sliders and any wall of glass separately, they are not ordinary windows.
Hard water staining
Tell us where the spotting is and how long it has been there. Sprinkler spray on the lower third of a pane is a different job from mineral that has sat for six summers, and the second one may not fully come off. You will get that answer before we start, not after.
Pressure washing and driveways
Rough dimensions, or just say two car driveway, front walkway, back patio. Flag oil stains, and say whether the surface is plain concrete, pavers, stamped or colored, because colored and stamped work runs at reduced pressure.
Roof and gutters
Say whether it is composition shingle or clay or concrete tile, single or two story, and roughly when it was last done. If there are trees over the roof, say what kind. Pine needles behave completely differently from oak leaf litter.
Solar panels
Number of panels if you know it, roof mount or ground mount, and the pitch if it is steep. If you watch your inverter output, telling us what it has dropped to is genuinely useful information.
Commercial property
Property type, number of stories, and any access constraint like trading hours, guest arrivals or a board approval cycle. Say up front if a certificate of insurance needs to be on file before we can be scheduled.
Why there is no price list on this website
Because any number published without seeing your property would be a guess dressed up as a price, and you would find out it was wrong on the day. Two homes with identical square footage can differ by triple on a window clean, because one has fourteen ordinary windows and the other has a wall of glass facing the water.
The variables that actually move a quote are pane count rather than house size, how many stories and whether anything needs a lift, interior as well as exterior, how bad any hard water staining has got, access on a hillside lot or a tight side yard, and whether you want it once or on a schedule. Recurring work costs less per visit, partly because the glass never gets bad enough to need the slow work.
What you will find on this site is researched Central Coast market ranges, labeled as ranges every time they appear, so you can sanity check whatever anybody quotes you including us. What you will not find is a fake price designed to get a phone call.
