A driveway is the one slab a car parks on, and it shows
Everything that leaks out of a vehicle lands in the same few square feet.
Engine oil, transmission fluid, power steering weep and tire rubber all end up on the same strip of concrete, and concrete is porous, so none of it stays on the surface. It wicks down into the slab. Then from roughly May to November we get no rain to rinse anything off, so a drip that lands on a hot Paso Robles or Santa Maria afternoon has months to soak in and cure before winter ever touches it. That is why a driveway that gets washed once a year comes clean and one left for six years never quite does.
Most driveways here are really two driveways. The half in open sun bakes dry by mid morning. The half under a live oak, or on the north side of the house, stays damp, and in Los Osos, Cambria, Cayucos and Morro Bay the marine layer holds that damp past noon for much of the year. That shaded half goes green, then gray, then black. It is not a stain, it is growing, and it turns slick underfoot on the sloped hillside driveways around San Luis Obispo. If growth keeps returning after a wash, that is a drainage and light problem and it lives on our mold and algae page.
Then there is whatever your particular slab gets fed. Sprinkler heads throwing onto the edge of the concrete leave a chalky calcium bloom inland where the water comes off a well, and where that water carries iron they leave orange fans that are rust and want different chemistry than dirt does. Harvest traffic through Paso Robles and the Edna Valley kicks up dust every autumn that overnight dew turns into a film. Driveways off the Highway 101 corridor collect road film that tires carry up the slab and lay down in two dark lines.
How the slab actually gets cleaned
Our crew, our equipment, every time. Nothing is handed to a subcontractor, so the person who priced your driveway is the person walking it with a surface cleaner.
We read the slab before the water goes on
We walk it and mark the drips, the tire scuff at the top where wheels turn in place, the shaded section, any spalling, cracks or old sealer. Existing damage gets pointed out to you first, not discovered later. We also work out where the rinse water is going to run.
Degreaser first, pressure second
Oil is in the concrete, not on it. Hitting a drip with pressure straight away drives it deeper and burns a bright halo around it. Degreaser goes on, gets time to pull the oil back up, gets agitated with a brush, and only then does it get cleaned off.
Surface cleaner, straight lines, even overlap
A surface cleaner sits flat on the slab inside a shroud and cleans a fixed width. We run it in straight passes at one steady walking speed with the same overlap every time. Waving a wand instead is what leaves the zebra striping you only notice once it dries.
Edges, joints and the apron by hand
The shroud cannot reach the last inch or two against the garage door, the walls, the expansion joints or the flare where the driveway meets the street. Those get detailed by hand. The apron is the darkest part of the slab and the part your neighbors actually see.
Flood rinse, then the walk around
Everything the surface cleaner lifted gets rinsed off the slab and out of the joints before it can dry back down. Then we walk it with you. Anything you are not happy with gets put right there and then, and we tell you honestly what a stain will look like dry.

What we do not do
Worth saying plainly, so nobody is waiting on something we were never going to do.
- Sealing, staining or coating the concrete afterwards. We clean it, somebody else seals it.
- Crack repair, resurfacing or lifting a sunken section. That is a concrete contractor, and we will say so.

What driveway cleaning costs around here
Across the Central Coast, driveway washing generally runs somewhere around $0.15 to $0.35 per square foot, which puts a standard two car driveway roughly between $120 and $300, with long rural drives out toward Creston and Templeton well above that. Heavy oil work is usually priced on top. Those are regional ranges to set expectations, not our quote. Send the address and a rough length and you get a real number.
Square footage, measured, not guessed
A two car apron and a 200 foot ranch drive are the same service and nothing like the same price. We price off the actual area, including the apron at the street.
How long since the last wash
A slab cleaned last year needs one pass. A slab that has not been touched since before the last drought needs two or three, plus dwell time, and that is mostly labor.
Oil and fluid staining
Fresh drips come off in the normal pass. Old stains need degreaser, dwell time and a second run, so the count and the age of the stains move the number more than anything else on the slab.
Surface finish
Broom finish is straightforward. Stamped, exposed aggregate and pavers take longer and want a gentler approach, and pavers may need their joint sand topped up afterwards.
Slope and where the water ends up
Hillside driveways in San Luis Obispo run everything downhill, sometimes at a garage door. Anywhere the rinse needs containing before it reaches a storm drain adds time.
