Most of the dust on a Templeton house did not blow in off a highway. It came off your own driveway.

Templeton sits between Atascadero and Paso Robles, and it is a smaller, more rural place than either. The town core is compact: a few blocks of Main Street, the park, the school and the hospital on Las Tablas Road. Everything past that is acreage. Horse property, pasture, oak woodland and vineyard hills running west toward York Mountain. Most of the homes we clean here are not on a city block. They are half a mile up a private drive with a gate at the bottom and a barn behind the house.

The drives are the part nobody warns you about. Gravel and dirt, a few hundred feet of it, and every vehicle that comes and goes lifts a cloud that settles straight back onto the house. You can see exactly where it lands. There is a band across the bottom two or three feet of the siding and the lower half of every ground floor window, and it stops about where the dust stops carrying. Town properties do not get that. It is the single most common thing we get called out for in Templeton.

Then there is the water. A lot of properties here run off a private well, and that water is hard enough to leave its own mark. Sprinklers throw it at the wall, afternoons past a hundred degrees bake it dry, and there is no fog up here to soften anything overnight the way there is in Cayucos or Morro Bay. The awkward part is that you cannot simply rinse the problem away, because the hose is fed by the same well that caused it. That changes how the job gets done.

What Templeton does to a property

None of this is generic. These are the problems that show up here and not necessarily ten miles down the road.

  • Long gravel drives and the dust band

    Two hundred feet of gravel, a truck going out and a truck coming back, and the dust settles straight onto the house. It shows as a band across the bottom of the siding and the lower half of the ground floor glass. Washing the top and ignoring the bottom is why some Templeton houses never look finished. We start low here.

  • On a well, the rinse water is the problem

    On a well fed property you cannot just hose the dust off, because the water coming out of the hose is what left the white haze on the glass in the first place. It dries and puts back what you took away. Water fed poles run purified water for exactly that reason, so what sits on the glass at the end is nothing at all.

  • Barns, shops and a second set of gutters

    Most Templeton places are more than a house. There is a barn, a shop, a hay cover, sometimes a guest unit, and each one has its own roof and its own gutter run. Metal roofing on the outbuildings holds dust and oak litter differently from the shingles on the house. We quote the property, not the house, so nothing turns up halfway through the day.

  • The afternoon wind through the gap

    The break in the coast range west of town lets an afternoon wind through most of the year. It carries no salt worth worrying about, which is the coastal towns' problem and not ours. What it carries here is grit off dry pasture, disced vineyard rows and gravel drives, and it drives that straight at the west and south glass and packs the screens solid.

What gets booked most here

Windows first, but house washing runs closer behind here than in any town on the coast, because the dust off a gravel drive lands on the lower walls faster than it lands on anything else. Hard water removal is for the well fed sprinklers, and gutter work is doubled up on properties where the barn and the shop have their own runs.

Templeton questions

How often should windows be cleaned in Templeton?
Three times a year suits most Templeton properties, which is more than the coastal towns need and a little more than a house in the middle of Atascadero. The reason is the driveways. A large share of Templeton homes sit on acreage at the end of a long gravel or dirt drive, and every vehicle going up and down lifts dust that lands back on the lower half of the house. There is no marine layer this far inland to keep it damp, so it bakes on through summer afternoons that run past a hundred degrees. If your property is paved to the door and you are on town water rather than a well, twice a year is usually enough.
Do you clean barns, shops and other outbuildings, or just the house?
All of it. On a horse property or an acreage lot the house is often the smallest part of the job, and a quote that only counts the house windows is a quote that falls apart on the day. Barns, shops, hay covers, tack rooms, guest units, arenas and the fencing between them all get looked at up front. My house is on a well and the glass has a white haze. Can that come off?
Usually yes, if it has not been left too long. Well water around Templeton carries a heavy mineral load, and when a sprinkler throws it against the house and a hundred degree afternoon dries it, calcium is left behind on the glass. In the first year or two it lifts with a hard water treatment. After several summers it starts etching into the surface, and etching is damage rather than dirt, so it can be improved but never erased. The other half of the answer is the rinse. Hosing a well fed property down with its own water just puts the minerals back, which is why the poles run purified water instead. Moving the sprinkler head is the cheapest part of the fix.
What can be done about the dust line on the bottom of my house?
House washing, and out on acreage it needs doing more often than the rest of the exterior. Homes at the end of a long gravel or dirt drive pick up a dust band across the bottom two or three feet of the siding and the lower half of the ground floor windows, because that is as high as the cloud off the drive carries. It gets a soft wash rather than a pressure blast, since driving water up under lap siding or into a stucco crack causes a worse problem than the dust did. Cleaning only the upper elevations is why some houses still look dirty from the yard afterward. A gravel drive itself cannot be washed, but the concrete apron, the walkways and the patio all can.
Do you come out to properties outside the Templeton town limits?
Yes. Most of the work in Templeton is outside the town core, up private drives on acreage off Bethel Road, El Pomar, Vineyard Drive and the Santa Rita side, so gates, cattle guards and a quarter mile of gravel are normal for us.
