Which one you are fighting decides the pressure, the chemistry and the time of year.
Concrete around here does not get dirty so much as it gets grown on. A north facing walkway under a coast live oak in Los Osos or Cambria sees almost no direct sun between November and April, and the fog holds the damp in all day. Algae roots in the pores of the surface, then moss follows in the joints. Through our long rainless summer it looks like nothing worse than a gray stain. The first real rain in October is when people find out it is slick, usually on the way out to the bins.
Get within a couple of blocks of the water in Cayucos, Pismo Beach, Shell Beach or Avila Beach and there is a second problem underneath the first. Salt carried in on the marine layer soaks into the top few millimeters of the slab, crystallizes as it dries, and pushes the surface off in flakes. That is spalling, and a pool deck gets it worst because it takes salt air and chlorinated splash out at the same time. Hit a deck like that with high pressure and you take another layer off yourself.
Inland the dirt is different. Harvest dust settles over patios in Paso Robles, Templeton, Creston and the Edna Valley every autumn, and on stamped concrete it packs down into the texture where a hose will never reach it. Sprinkler overspray off hard well water leaves a chalky bloom along the edge of a patio, and efflorescence pushes more of the same up through pavers from underneath. Pavers carry their own trap: the sand in the joints is structural, and a wand held too close strips it out, so the pavers start to rock and weeds move in.

We work out what the surface is before we pick a pressure
Plain broom finish, stamped, integrally colored, exposed aggregate, brick and pavers all take different handling, and a coastal slab that is already flaking takes less than any of them. We test a patch out of the way first, usually behind a planter, and show you the result before the rest gets touched.
Plants, pool and drains get sorted first
Patios drain toward planting beds and pool decks drain toward the pool. Beds get soaked down before anything goes on the concrete so nothing takes a concentrated hit, and runoff gets pushed away from the water. Ten minutes of setup saves your hydrangeas and your pool chemistry.
Treatment first, so the growth dies instead of just moving
Algae and moss get a treatment and time to dwell rather than a blast. Sandblast the green off and the roots stay down in the pores, so it is back within a season. Killing it first is why a shaded Los Osos walkway is still clean the following spring.
A surface cleaner across the field, hand work on the edges
A surface cleaner runs jets on a spinning bar under a hood, so the slab gets an even wash instead of the striping you get from waving a wand about. It cannot reach the last inch against a wall, the radius of pool coping, the front of a step or the gap between two pavers, so those get done separately and further back, at a distance that leaves joint sand where it is.
Rinse it down, let it dry, then walk it with you
Wet concrete lies to you. Everything looks even until it dries, so we rinse the whole thing off, let it come back, and then walk the patio with you. Anything you are not happy with gets put right there and then, before we pack up.

What we do not do
Worth saying plainly, so nobody is waiting on something we were never going to do.
- Driveways. Same crew and the same equipment, but it is a different job priced differently, so it has its own page.
- Sealing or resealing. We will tell you what condition the old sealer is in and when it is due, then a coatings applicator does that work.
- Concrete repair. Cracks, sunken slabs, resurfacing and rebuilding a spalled edge belong to a concrete contractor. We clean, we do not patch.
- Relaying or releveling pavers. If one rocks or a joint has dropped we show you, but resetting the base is somebody else's trade.

What concrete cleaning costs around here
Central Coast market rates for flatwork run roughly $0.20 to $0.45 a square foot on plain concrete patios and walkways, higher for pavers and stamped work, and small jobs usually meet a minimum somewhere between $150 and $250. Square footage, and the shape of it
The open middle of a patio goes quickly. Edges, steps and risers do not. A long narrow walkway is nearly all edge, so it costs more per square foot than a wide open slab of the same area.
What the surface actually is
Plain broom finish is the fast one. Stamped, colored, exposed aggregate and pavers all need lower pressure and more hand work, which means more time on the same square footage.
How much growth is on it
A patio washed last year rinses off. A shaded walkway that has been going green under an oak for five seasons needs treatment, dwell time and often a second pass before it comes back.
Condition of the concrete
A coastal pool deck that is already spalling has to be worked slowly at low pressure, and sometimes the honest answer is that it will come up clean but it will not come up new.

A spigot near the patio makes it simple. Hillside lots around San Luis Obispo, courtyards you can only reach through the house, and pool decks where every gallon of runoff has to be steered somewhere all add time.
