On the open coast the question is which way a wall faces. In Morro Bay it is the shaded north one, in Grover Beach it is the one taking the wind off the dunes. Walk an Arroyo Grande street and the pattern is different. On plenty of houses all four elevations look similar, and what changes is height. The first six or eight feet of stucco is noticeably flatter and grayer than the gable end above it, and the line between them is soft rather than sharp. There the load comes down out of the tree instead of up off the ground, a fine sticky residue through the warm months with dust held in it, and the darkest part of the wall is the top rather than the base. It wants a longer dwell than plain valley soil does.

Measure an Arroyo Grande wall in two halves and you get two different answers. The lower band, the first six or eight feet the whole way round, wants doing at about eighteen months. The field above it holds up for three years or more, because very little is reaching it and it dries fast. Put the whole house on one cycle and you either overclean the gables or leave the base far too long. Santa Maria sits out on the same farmed floor and does not split by height at all, because the afternoon wind there loads a full elevation in one go and puts the envelope on a single annual number. Worked ground close by on the east side shortens the lower band, and a fence, standing inside it end to end, comes round sooner again.

Arroyo Grande breaks the coastal rule that one compass elevation carries the dirt, because what loads a wall here travels low rather than from a single direction. Field work puts soil into the air at ground level and it falls out within a few feet of any obstruction, and the night damp settles into the same low ground and holds there longest after sunrise. Heavy delivery and a slow drying surface end up in the same six feet. Compare the first six feet of your stucco against the gable end above it. On most Arroyo Grande houses the difference is obvious once somebody points at it.
Why does my Arroyo Grande house get dirty when there is no salt here?
