Two to three years covers most Avila Beach houses, but a calendar is the wrong instrument here. The thing to watch is the band. If green is showing again in the arc a sprinkler throws, the wall is telling you the head is still pointed at it, and washing on a schedule will not change that. Book the irrigated stretch when it reappears, book anything behind a watered hedge on its own clock, and leave the open elevations until they actually ask for something. A place up in See Canyon is a separate conversation, since it sits in shade and creek damp and behaves nothing like the beachfront does.
