Almost everywhere else on the Central Coast, the worst elevation is the shaded one and you can predict it from a map. Cambria does not work that way. It is splash, rain coming off the eaves into needle duff and throwing stained water back at the siding, which prints a brown line at a consistent height all the way round. That band is tannin rather than algae, so it takes what the deck boards take, and washing the whole wall at one strength leaves it looking untouched.

  • Trim fails before the field does

    On these houses the paint goes first on the top edge of window casings, the sills and the horizontal band boards, because that is where needles settle and hold moisture against the finish for weeks. By the time the wall looks tired the trim has usually been holding growth for a year. It is worth treating gently and early rather than waiting for the whole elevation to justify a visit.

  • The tree causing it is often not yours

    Lots in Cambria are small and the pines are tall, so the canopy over your west wall frequently belongs to the property next door. That sets your treatment interval for you, and it does not change when you decide it should. It also means two neighbors with identical houses can genuinely need different schedules, which is worth saying out loud before anybody feels overcharged.

A wall directly under canopy usually wants soft washing every year, while an open elevation on the same house can go two or three, so the number that means anything here is per wall and not per address. In Paso Robles a house of the same construction gets washed for dust rather than for growth, which is a different job on a different clock, and it is why a schedule carried over from an inland property does not transfer to this town. Why is the growth on my Cambria house in stripes rather than spread across the wall?
Growth in stripes is the pine canopy printing itself onto your siding. Under Cambria's Monterey pines rain does not fall evenly on a wall, it gathers along the branches and drips off the tips, so certain vertical lines get soaked repeatedly while the areas between them dry out sooner. Organic growth takes hold in the wet lines and not much in between, which is why one Cambria wall can look banded rather than uniformly dirty. It also means the affected strips carry more growth than the rest of the elevation and need a longer soak, so a single even pass across the whole wall tends to leave the stripes faintly visible.
