Window Cleaning in Oceano

In Oceano the pane is the easy part of the job and the last part of it. The frame beside the glass and the awning bolted above it are both holding the next load of dune sand, and whichever one gets left is the one that undoes the work.

The frame and the awning decide this job, not the glass

A large share of Oceano windows still sit in their original aluminum frames, and aluminum in this town does not stay smooth. Salt works through the anodized surface and leaves it microscopically pitted, and once that has happened the frame stops being trim and starts being storage. Every pit holds a grain of fine dune sand. Run a cloth along that sill and it comes up loaded, and whatever it picked up goes onto the pane on the next stroke. So the frame is flooded out with volume until the water coming off it runs clear, and only then does anybody look at the glass beside it.

The second reservoir is fixed above the window. Metal awnings and carport roofs are on a lot of the older Oceano stock, and they sit flat enough to catch blown sand and hold it in a low ridge along the back. Fog comes in overnight, wets that load down, and by mid morning it is draining off the front lip as a gritty slurry straight onto the glass below. Clean the pane and leave the awning loaded and the window is streaked again by the second damp morning. On this side of town the awning tops get rinsed off first and the glass underneath them comes afterward.

The last thing setting the order is what the glass is held by. Single pane in a vinyl glazing bead that decades of sun and salt have shrunk and hardened does not want anything leaned against it, so the water goes on in volume and at low pressure rather than being driven at a joint. Put the three together and an Oceano window job runs downhill: awning tops, then frames, then the pane, which is the smallest share of the time on the property. Any glass done ahead of the two things above it is glass somebody is going to do twice.

What changes in Oceano

  • Pitted aluminum will not come back, and you hear that first

Once salt has opened up the anodized surface of an Oceano window frame, the dull gray chalky look is in the metal and no clean returns it to new. What cleaning does achieve is emptying the pits of the sand they are holding, so the frame stops handing a fresh charge to the pane beside it. Corey Byler says so on the walk before starting rather than leaving you to wonder afterward.

  • An awning blocks the only free rinse a window gets

The pane under a metal awning in Oceano gets the worst of both. It takes gritty runoff off the front lip on every damp morning, and because the awning is also keeping rain off it, that is the one window on the house a winter storm never washes. Unshaded glass on the same wall comes out of the wet season looking better than the sheltered glass beside it.

  • Some older units here still have louvered windows

A stack of narrow glass slats held in metal clips gives you four edges and two clips per slat, and every one of them holds damp sand. Those take several times as long as a single sheet of the same area, they cannot be squeegeed as one pane, and each slat has to be flushed rather than wiped. Worth saying before a quote, not after.

  • Interior glass here is loaded, not filmed

Windows stay open for air across much of Oceano, and fine dune sand comes through the mesh and settles on the inside face of the pane. Inside glass in most towns carries a light household film and takes a fraction of the time the outside does. Here it is carrying actual grain, so inside and out on an Oceano window cost much closer to the same, which is worth knowing before a quote.

How often, here

Three visits a year suits most Oceano homes and four is fair for anything near Pier Avenue and the dunes entrance. The count is easier to get right if you stop looking at the glass, though. Run a finger along the top of the window awning or the carport edge above it. If it comes back gritty, the next few damp mornings are going to put that on the pane no matter how recently anybody washed it, and the visit is due whether the glass looks bad yet or not. On a window with nothing over it, the same test works on the top face of the frame and along the sill.

Crystal Clean was at our house this morning to clean all the windows on the first and second story and did a wonderful job. Corey is a perfectionist and is very detail oriented. He cleaned the windows inside and out, cleaned the screens, cleaned the tracks, and even all the window sills.

The best!!! On time, very confident and considerate inside our home as well as outside. Corey and his son are very professional at what they do. 2 objectives we needed done. 1 very hard to reach interior skylight and our solar panels needed cleaning. We will definitely have them back on a yearly maintenance plan for sure.

Communication was top shelf. Timely, arrival and departure. Fairly priced to local competition. Professional, beginning to end. Ran a clean operation, wore booties over shoes inside without asking, never noticed they were here after they left due to picking up after themselves. Our 3 story home was no easy task but they managed to clean all of our 27 windows just fine.

If I could give Crystal Clean 10 stars, I would! My pergola was extremely dirty and moldy as my home power washing attempts could never get it clean. I was considering taking it down it was such an eyesore. It now looks brand new without a trace of mold to be found!

Cory was responsive from our very first contact, always following up and showing up. And our windows are literally sparkling, which I thought was just a phrase. The company uses soft water which reduces water stains.

Crystal Clean A1 has cleaned the solar panels on our house and HOA pool house twice now. Both times they were easy to communicate with, arrived as scheduled, and did a thorough job for a reasonable price. They're an easy company to recommend.

Corey has cleaned probably close to 20 houses of windows and solar panels and a driveway or two. I have always been more than satisfied with the work and he always goes above and beyond for a fair price.

Double glaze window cleaning perfection. At last a window cleaning company that really provides service. Timely and professional. Most window companies fall apart after first visit. For now 10 out of 10. Look no further, you found it.

Questions from this area

Why do my window frames in Oceano look chalky even after the windows are cleaned?
Chalky gray aluminum on an Oceano window frame is corrosion in the metal itself rather than dirt on top of it. Salt air works through the thin anodized layer that protects the frame, and once that layer is breached the surface pits and dulls permanently. Cleaning cannot reverse it. What cleaning does achieve matters more than the look: those pits are packed with fine dune sand, and a frame full of sand keeps reloading the pane next to it. Crystal Clean A1 Window Services floods the frames out before the glass on an Oceano job for that reason, and tells you up front which frames are past looking new.
Do you clean the awnings over the windows in Oceano, or only the glass?
Awning tops get rinsed off as part of the window job in Oceano, because leaving them loaded undoes the rest of the work. Metal window awnings and carport roofs are common on the older Oceano stock and they sit flat enough to collect blown dune sand and hold it. The overnight fog wets that pile down, and it drains off the front lip as gritty runoff onto the glass directly underneath. A pane cleaned below a loaded awning here is streaked again within a couple of damp mornings. Rinsing the awning first is not an upsell, it is the only way the window stays clean.
Is window cleaning in Oceano different from Grover Beach?
Oceano and Grover Beach take the same sand off the same dune field, and the visit counts work out similar. What differs is where that sand gets to sit once it has landed. Grover Beach is an open grid and the argument there is about wind and the hour of the day. Oceano windows sit under metal awnings and carport roofs, and in the parks off Highway 1 they sit a few feet from the next unit, so there is loaded structure directly above and beside almost every pane. In Oceano the sand is stored around the window rather than only arriving at it.
Can you clean windows in an Oceano mobile home park?
Mobile home parks off Highway 1 are regular work for Crystal Clean A1 Window Services in Oceano, and the constraint there is geometry rather than height. Units can sit a few feet apart with an awning post in the middle of the gap, so a ladder often has nowhere to stand and the reach comes from a water fed pole worked along a narrow strip. Older units also carry louvered windows, which are stacks of narrow slats in metal clips and take several times as long per square foot as a single sheet of glass.
