Short answer
Haze that survives a wash is almost never dirt. It is mineral left behind when hard water dried on the glass, usually sprinkler overspray, and it comes in two forms. A deposit sits on top of the pane and can be dissolved off with an acidic cleaner. Etching is where that mineral has eaten into the glass surface, leaving a pitted texture that scatters light, and it is permanent. To tell them apart, hold a vinegar soaked paper towel against a small square for fifteen minutes. If the square comes back clearer, you have a deposit.
If it survived the wash, it is not dirt
Dirt is the easy part. Dust, pollen, road film and bird mess all release in soapy water and leave on a squeegee. So if you washed a pane properly, let it dry, and it still reads milky in afternoon light, whatever is on it did not release. It is bonded to the glass or it is in the glass. Nine times out of ten that means mineral, left behind by hard water that dried on the window instead of getting wiped off.
Mineral haze gives itself away in how it behaves. It looks worst with low sun in front of the glass or a dark room behind it, and close to invisible at noon. That is not the window getting worse in the evening. A rough surface scatters light in every direction, so it shows when light hits it at an angle. Fine at midday, terrible at five, is the signature.
Two other things look like this and are not. Dish detergent leaves a soapy film that hazes as it dries, and that comes off with a damp cloth and a dry towel, which is the streaks problem rather than this one. Fog between the two panes of a double glazed unit is a failed seal. No cleaning touches it from either side, because the haze is sealed inside the unit and a glazier is the only fix. Rule both out first.
Four tests, ten minutes, nothing you need to buy
You can sort this out yourself with a hose, a paper towel, some tape and a bottle of plain white vinegar from the kitchen. Do it on one window, in a bottom corner, on whichever side looks worse. Start outside, because exterior glass is what catches the sprinklers and the salt. Interior haze is usually cooking film or hand oil and behaves nothing like this.
The vinegar patch is the test that decides things, so it helps to know what vinegar can do before you read the result. It is a weak acid. Weak enough to be safe against a frame and a gasket, strong enough to loosen mineral that has only been building for a season or two. It will not shift five summers of sprinkler scale, and that is not the test failing. It is the test telling you how old the problem is.
So there are three outcomes and all of them are useful. A square that comes back obviously clearer means a deposit sitting on the surface, and it will come off. A square that comes back slightly clearer is still a deposit, just an old one that needs a real acidic cleaner, dwell time and a fine pad worked by hand. A square that comes back identical to the pane around it is the answer nobody wants.
- The vinegar test. Soak a paper towel in white vinegar, press it over a two inch square of the haze, tape the edges so it cannot dry out, and leave it fifteen minutes. Wipe, dry, compare.
- The wet test. Hose the pane and look while it is soaking. Water fills the texture of a deposit, so the haze vanishes and creeps back as it dries. Still cloudy while genuinely wet means the damage is in the glass.
- The fingernail test. Drag a nail across the worst area. Scale has a faint tooth you can feel starting and stopping. Etching feels like nothing, because there is nothing there to feel.
- The which side test. Wet a spot outside, then the same spot inside. If the haze will not change from either side, it is between the panes and the seal has failed.
Where the haze sits tells you where the water came from
Before you decide what to do, look at how the haze is spread. Concentrated in the bottom third, heavier toward the outside corners, worse on one wall than the others: that is irrigation, and it is the most common cause we see. A sprinkler head throws in an arc. It reaches a certain height and no higher, and it lands in the same place every cycle, which is why the top edge of the haze often runs level across a whole row of windows.
Even haze over the whole pane with no line to it is airborne instead. Close to the water in Cambria, Cayucos, Morro Bay, Baywood-Los Osos, Avila Beach, Shell Beach and Pismo Beach, that is salt film off the marine layer, laid down overnight and dried on by mid morning. Inland it is more often dust: harvest dust through the fall in the vineyards, road film on anything fronting Highway 101.
Runs and streaks coming down from the top edge are a third pattern and a different cause. Water is getting onto the glass from above and carrying what it picked up on the way. Usually that is a gutter overflowing at a joint or a downspout that has come loose. Clean the glass without fixing the source and you will be looking at the same lines next year.
Why glass takes a beating in this county
Two local things make it worse here than in a lot of places. The first is the water. Inland wells around Paso Robles, Creston and Templeton run harder than district supply, and everything dissolved in that water stays on the glass when the water leaves. The second is the summer. From roughly May to November nothing rains. A window on the sprinkler side of a property out toward Creston can get hit three mornings a week for six months with nothing in between to rinse it.
Heat finishes the job. Water that runs off or gets wiped takes its mineral with it. Water that evaporates leaves all of it behind, concentrated in the ring where the drop sat. That is what a water spot is. Irrigation running at six in the morning in July is dry by eight, and every cycle stacks a new layer on the last one.
The coast gets there by a different route and ends up in the same place. Salt film is not calcium, but it is still a bonded mineral layer, and it goes down most nights the marine layer comes in. Properties that sit near the water and also run sprinklers get both on the same pane, and the two set into one hard gray haze. A garden hose makes it worse, because a rinse just moves it around and lets it dry again.
A deposit sits on the glass. Etching is the glass.
This is the distinction everything turns on. For the first season or two, mineral is a layer on top of the pane. It has thickness. You can catch it with a fingernail. It can be dissolved and worked off, and the glass underneath is untouched, so the window really does come back to what it was. That is a job worth paying for, and it is what glass restoration means.
Leave it and something else starts. Glass looks inert and is not quite. Alkaline mineral held against the surface, wetted and dried a few hundred times over a few summers, pulls material out of the top layer. What you get is a microscopically pitted surface. Pitting scatters light, and scattered light is the cloud you are looking at. There is nothing left on that glass to remove. The cloud is the shape of the glass now.
So be careful who you believe. No product, no pad and no process puts that surface back. Glass can be machine polished with cerium oxide, which real glass shops do, but polishing grinds material off the pane, and on a window it usually leaves waves in the reflection that people dislike more than the haze they started with. On coated low emissivity glass it takes the coating off entirely. For a hazed window in a house, replacement is the honest answer.
That is why we run a test patch on a bottom corner before quoting any restoration, and why nobody should quote one without doing it. We would rather tell somebody their glass is gone while we are standing in the driveway than take the money and hand back a pane that looks the same. It is a bad conversation either way. It is much worse after an invoice.
Stopping it costs nothing. Fixing it costs plenty.
Almost every etched window we look at started as one sprinkler head. Not a water quality problem and not a house problem, just one head that drifted a few degrees over a season and started throwing across glass instead of onto a lawn. Turning it, lowering it or capping it takes ten minutes and costs nothing, and it is the highest return maintenance available to anyone with irrigation.
None of that needs anybody hired. If the haze is already past what vinegar shifts, that is a restoration job, and it gets priced separately from a window clean because it is slow hand work on the affected glass rather than a rate per pane. Either way the first move is the same test patch, and you can do a rough version of it yourself in fifteen minutes with a paper towel.
- Walk your irrigation once, in daylight, with every zone running. Anything that reaches a window gets reaimed, lowered or capped.
- Run zones early enough that heads are not throwing in full sun, and long enough to soak rather than mist. Mist drifts. Big drops do not.
- If a window does get hit, hose it and squeegee it dry rather than letting it dry in place. What matters is that the water leaves the glass.
- Keep the glass on a schedule. A deposit that never gets old never gets the chance to etch.
- On a well, treating the water at the source is worth pricing with a plumber. It fixes your fixtures and appliances too.
