Pure Water Window Cleaning, and Why It Dries Without Spots

Short answer

Pure water window cleaning uses water with the dissolved minerals stripped out of it. Tap water carries calcium, magnesium and other solids, and when a droplet evaporates on a pane the water leaves as vapor while the mineral stays behind as a spot. Take those minerals out first, using reverse osmosis, deionization or both, and the water dries to nothing at all. That is why it needs no squeegee and no drying cloth. The water is pumped up a telescopic water fed pole to a brush head, so upper story glass gets scrubbed and rinsed from the ground.

Why a drop of tap water leaves a mark

Water out of a tap is never only water. It picks up whatever it ran through on the way to you: calcium, magnesium, sodium, silica, carbonates, sometimes iron. Those are dissolved solids, and the trade measures them all together as total dissolved solids, or TDS, in parts per million. You cannot see them. Pour a glass and it looks perfectly clear. They only show themselves at the exact moment the water disappears.

That moment is the whole problem. When a droplet sits on a pane and evaporates, the water leaves as vapor and the minerals cannot follow it. They have nowhere to go, so they stay on the glass in the shape of the drop that carried them. That is the ring you see. It is not dirt and it is not a smear off your cloth. It is the solid part of the water, standing where the liquid used to be.

Traditional squeegee cleaning gets around this by never letting the water dry on its own. Soap breaks the surface tension, the rubber blade pulls nearly all the water off in one pass, and a cloth catches the last of it at the edges. It works, and it has worked for a century. But it only works if a person and a blade physically touch every square inch of the pane, which is why the second story is where it gets awkward.

Pure water solves it from the other end. Take the minerals out of the water before it ever touches the glass and there is nothing left to dry into a spot. The droplet evaporates and leaves the pane exactly as clean as it was the second the water hit it. No squeegee, no cloth, no drying pass at all. The rinse is the finish.

The two ways to strip the minerals out

There are two methods, and most working systems use both, in that order. The first is reverse osmosis. Water is pushed under pressure against a semipermeable membrane with pores fine enough to pass water molecules while rejecting most of the dissolved salts. The clean side runs to a tank and the rejected minerals go down a waste line. It handles the bulk of the load cheaply, which matters a great deal when a single house takes a lot of water.

The second is deionization. Water runs through a vessel packed with resin beads that trade places with the mineral ions, swapping calcium and the rest for hydrogen and hydroxide ions, which then join up and become more water. Nothing is strained out mechanically. It is an exchange, at the level of the ion. Deionization polishes whatever is left down as close to nothing as the equipment can get, and that last step is the difference between nearly spot free and actually spot free.

Run the two in sequence and each does the part it is good at. Reverse osmosis takes out the heavy load, so the resin only has a little left to catch and it lasts a long time. Run deionization on its own against hard water and you burn through resin fast and expensively. Around here that is a real cost, because well water inland toward Paso Robles, Templeton and Creston reads a lot harder than what comes out of a municipal line.

  • Reverse osmosis: pressure and a membrane. Takes out the bulk of the dissolved solids and sends them down a waste line. Needs prefilters ahead of it or the membrane does not last.
  • Deionization: resin beads swap mineral ions for hydrogen and hydroxide. No waste line, and it polishes the water down near zero. The resin is replaced or regenerated once it is spent.
  • Both in series: the normal setup. Reverse osmosis first for volume and cost, deionization last for the finish.

Distilled water works too, just not at volume

Distilled water gets to the same place by a different road. Boil water, catch the steam, condense it back to liquid, and the minerals stay behind in the pot. What you collect is close to pure. A gallon jug of distilled from the grocery store will absolutely clean a window and dry without a spot, and if you want to prove the whole principle to yourself on your own kitchen slider for a few dollars, that is how to do it.

The catch is volume. A brush head on a pole moves a serious amount of water in a few minutes and a whole house runs to many gallons, so nobody is buying that in jugs. Filtration makes pure water on site, on demand, straight off the tap, which is why every professional setup filters rather than distills. Read the label if you do buy jugs. Purified and drinking water often have minerals added back for taste, and those will spot. Distilled is the one that will not.

What a water fed pole actually is

A water fed pole is a telescopic pole, usually carbon fiber so it stays light at full height, with a hose running up the inside of it to a brush head at the top. The brush has soft bristles and a row of jets. Pure water is pumped from a tank in the van, up through the pole, and out of the jets while the bristles agitate the frame and the glass. You stand on the ground and work looking up.

The order matters. Scrub the frame first, then the glass, then rinse the pane from the top down with the brush lifted clear so the water sheets off. The final rinse has to be pure water sitting on the pane with nothing else in it. Then you leave it alone. It looks wrong the first time you watch somebody do it, because the window is soaking wet and nobody is drying it. Ten minutes later it is dry and clear.

The reach is the practical part. A pole gets to second and third story glass from the driveway, so nothing leans against your house. No ladder feet in the flower beds, no ladder rail denting a gutter, no rubber scuffs down stucco or siding, and nobody standing on a rung above a concrete patio. It also reaches glass a ladder cannot be safely set under at all: windows above a bay, over a lower roof, or above a steep bank.

Poles are not the whole job, though. Ground floor glass that people stand next to still gets finished by hand at the edges, and there are angles where a ladder is simply the right tool. Commercial buildings and hotels sometimes need a lift. We carry poles, ladders and lifts, and the building decides which one comes off the van rather than the other way around. No job is too big or too small, and none of it is handed to a subcontractor.

Why the glass stays clean longer afterward

Soap is the reason a traditional clean can start collecting dirt again quickly. Detergent is designed to cling, and a thin film of it stays on the glass after the blade has passed. It is invisible and slightly tacky, so airborne dust, pollen and salt land on it and stick instead of blowing off. Pure water leaves no film because there is nothing in it to leave. Dust that lands on bare glass mostly blows off again or rinses away in the first rain.

The frames matter as much as the pane. Dirt collects in the top gasket and the corners of the frame and a squeegee never touches any of it. The first heavy dew or the first rain drags that dirt down the glass in streaks, which is the classic 'but I had them cleaned last week' complaint. A pole floods the frame and the seal with clean water and flushes it out, so there is nothing sitting up there waiting to bleed down a clean pane.

One honest wrinkle. The first pure water clean on glass that has only ever been done with soap can look slightly short of perfect for a few days, because old detergent residue keeps working its way out of the frames and gaskets. It settles down by the second visit and stays settled. Worth knowing before you switch, because otherwise the first result reads as a failure when it is really the last of the old soap leaving.

Where pure water is the wrong tool

It is an exterior method. Nobody should be spraying water around the inside of your living room, so interior glass is still soap, squeegee and cloth, with floors covered and furniture moved. Interior sills and tracks are hand work either way. If a quote for pure water cleaning includes the insides, it is worth asking what is actually happening in there, because the answer should be a blade and a cloth.

Pure water also will not take off mineral that has already bonded to the pane. Sprinkler spray drying on a window for years leaves calcium that has gone past being a deposit and started etching the surface, and clean water rinses that exactly as well as dirty water does, which is to say not at all. Removing it is a separate restoration job with different chemistry, and once the glass is genuinely etched the honest answer is that it will not fully come back.

Same story for anything that needs a blade or a hand. Paint specks, stucco splatter and construction residue come off with a scraper and a careful hand, not a brush and a rinse. Heavy grease on a restaurant window needs a degreaser first. Pure water is a very good way to clean and rinse ordinary dirt off a lot of glass, quickly and safely, from the ground. It is not a solvent, and it does not replace judgment about what is actually on the pane.

Questions people ask about this

Can I clean my windows at home with distilled water?
Yes, and it works the same way it does for a professional. Distilled water has had its minerals taken out by boiling and condensing, so when it evaporates off the glass there is nothing left to dry into a spot. Wet the pane, scrub it with a soft brush or a clean microfiber, rinse with the distilled water and walk away without drying it. Buy distilled specifically. Purified and drinking water often have minerals added back for taste and those will spot. The limitation is volume, since a whole house runs to many gallons.
What is the difference between reverse osmosis and deionized water?
Reverse osmosis and deionization remove the same thing by different means. Reverse osmosis pushes water under pressure through a membrane that passes water molecules and rejects most dissolved minerals, sending them down a waste line. Deionization runs water through resin beads that swap the mineral ions for hydrogen and hydroxide, which combine into more water, so nothing is strained out and nothing goes to waste. Does pure water really keep windows clean for longer?
Longer, yes. Permanently, no. Two things drive it. Detergent leaves an invisible tacky film that dust and pollen stick to, while pure water leaves no film at all, so whatever lands on the glass mostly blows off or rinses away. The second is that a water fed pole floods the frames and gaskets and flushes out the trapped dirt that otherwise bleeds down a clean pane in the first heavy dew. Glass still gets dirty. Close to the water in Morro Bay or Cayucos the marine layer lays down salt overnight no matter how the last clean was done.
Can a water fed pole reach a third story window?
Usually, yes. Poles telescope well past three stories, and reaching upper glass from the ground is the main reason the method exists at all. Nothing leans on your siding, your gutters or your flower beds, and nobody is standing on a rung above a concrete patio. It also reaches glass a ladder cannot be set under, like a window above a bay, over a lower roof, or above a steep bank. Will pure water remove hard water stains from my windows?
No. Pure water is excellent at lifting and rinsing ordinary dirt, but mineral that has already dried onto the glass and bonded to it does not care how clean the rinse water is. Sprinkler overspray and hard well water leave calcium that starts as a removable deposit and, left for years, etches into the glass surface itself. Deposits usually come off with a restoration process priced separately. Etching is permanent, and anyone promising to buff it out is selling you something.
